Spacious 3-bedroom, 3-bath penthouse condo one block from Mamitas open for reservations!

This spacious penthouse condominium is truly the most beautiful in Magic Paradise. With its lofted ceilings and sculptured staircase, you will enjoy the feeling of home without the worries of a larger residence. Just 100 steps from Mamitas, considered by many to be one of the best Caribbean beaches, and one block from the upscale part of the Quinta Avenida, there is something here for everyone.

The location of this condominium truly could not be better. Although right in the heart of the best part of Playa, you will find that this quiet, immaculate, and safe home provides a sense of seclusion. Located on the top floor of the newest building in the complex, this penthouse condominium has a spacious rooftop patio, private entrance, with no one walking by to interrupt your privacy.

The large, brightly lit, spacious living room is connected to a well stocked, complete kitchen with everything you will need if you wish to cook. If not, you are steps away from some of the best international and haute Mexican cuisine in the complex itself and a block away at the world renowned Quinta Avenida (Fifth Avenue).

This three bedroom, three bathroom condo is truly divine. The upstairs master bedroom has one king-size bed, the large downstairs bedroom has two double beds, and the guest room has a queen bed with a private balcony. All bedrooms have comfortable beds, hotel quality bedding, and full private bathrooms. Both full and single-sized futons are available for extra guests.

After a day visiting the pyramids, shopping, or enjoying the incomparable healing turquoise waters of the Mexican Caribbean, settle in for a soak in the private jacuzzi on the large roof top solarium. The solarium, which is divided into three large private areas, also features a gas-grill barbeque, a shaded area with hammocks and plants for relaxing and reading, and an area with a beautiful large round stone round table for dining or just stargazing and at the wonders of playa living.

We are now managed by Globalia. This condominium is family owned and cared for and you will feel right at home. If there is anything you need, just call our English-speaking representatives Rodrigo and Carlos, who will make sure that your time in Playa meets your every expectation. Magic Paradise has a 24 hour security guard and handy man. Let go, relax and come to Paradise-It's Magic!

Outstanding Location and Communication

The hosts could not have been more accommodating to us. They were so incredibly helpful and flexible and went above and beyond. The location is excellent and is 1.5 blocks from the beach. The place is also close to endless options for restaurants, cafes, bars and shops. It is exactly as the photos show.

It is Mexico after all...

The location is AMAZING. Great proximity to the beach, shops & restaurants. The unit has a vey musty odor that is not recitifiable with Lysol, candles ...or anything. The roof deck, jacuzzi & outdoor areas are not usuable. The linens are stained, old and quite frankly sketch. I really love this place but buyer beware the pictures abosultlety do not depict what you are getting into.

Great Location but very noice all day and all night tell 4 am from reef 28 resort. There music was so loud. . Condo was smaller then pics looked but cozy and had everything you needed. Vacation stay

Property location is perfect. Close to the beach and close to town. Never met the manager of the property, but he was really good in communicating through whatsup. No car needed if you stay in town. 5th street can be pricey, but there are side streets with good food and not as expensive. Condo is equipped with beach chairs easy to carry and other things that we did not have to use. AC is working well, and there was extra big jags of water left for us in the condo.

This condo was everything it said it was. Me and the fellas had a ball. Great location. Had everything you need. Loved the whole layout, the kitchen, living area and the private roof deck. We would 100% stay there again. Carlos was great, he was quick to respond and was ready to help solve any problems we could have. Excellent stay.

Absolutely everything about this apartment was great. The location is very good, a 2 minute walk to a good beach, a 1 minute walk to the main street, a 5 minute walk to a big shop, a small shop in front of the house. The apartment is very clean and has everything you need. Great kitchen with cooking utensils, there were even surfboards and beach toys for the kids. Great small pool in the garden. The communication with the host was excellent, the property manager Carlos was very helpful, we ordered the transfer and excursions through him, everything went exactly as we agreed. If we were to travel to the same city again, we would definitely stay at the same accommodation.

My experience at casa rios

La casa estĂĄ muy bonita y muy bien ubicada cerca de la playa, la cocina tiene todo lo necesario para cocinar, pero cuando entramos, no habĂ­an hecho la limpieza y todo estaba sucio, hablamos con el property manager y fueron a limpiarlo, el aire de una recamara no servĂ­a, y lo tuvieron que cambiar por uno nuevo, pero estubimos 2 noches sin aire. El aire de la sala estaba tirando agua y por la mañana habĂ­a un gran charco y tuvieron que arreglarlo, una tarde se fue la luz y le hablamos al property manager y rĂĄpido lo solucionaron pero vino el agua y se fue la luz! Que tambiĂ©n arreglaron rĂĄpidamente. Era para dar risa, ya me daba pena con el property manager, tuvimos muy mala suerte esos 9 dias que estubimos ahĂ­, aĂșn asĂ­ le doy 4 estrellas de 5

Perfect location in Playa del Carmen

We stayed as 5 adults and 4 teens in this wonderful penthouse. Lots of room & bathrooms for everyone. We had two adults in the upstairs bedroom with full bath, 2 in main floor bedroom with ensuite, 4 teens in the two double bed rooms with full bathroom down the hall. The nice thing is there's a heavy wood door that closes off the hall to the teens room/bathroom so it keeps their noise down :) Very cool top floor patio for mornings and evenings. The best thing is the location, close to the beach, 5th Ave, 7-eleven across the street for snacks, ice etc. Close to many great restaurants and far enough away from the noise of 5th. We had a bit of a struggle finding it as I had forgot my paper with the codes to get in, but after calling Carlos he was there in 5 min. to get us in and settled. One helpful suggestion would be to send a Google pin for the location, and maybe setup a WhatsApp connection the day before arrival. There is a gate at the entrance of the parking with a code to get in. The parking is in the courtyard near the pool. We felt very safe and secure the whole time, and would let the younger teens stay by themselves if we went out providing they stayed within the gate. We had one hiccup with the water boiler going out but Carlos had that fixed right away. He was very responsive to any needs we had, like more water, toilet paper etc. Excellent service. All in all, it's a great find and we will be looking at renting it again in the future.

Nice place with plenty of room

We enjoyed our stay. The house is not quite as polished as it looks in the picture, but it was still nice and had all of the things pictured. The elevator did work when we were there (previous reviews said it was broken, but not any more). There is a lot of space, & the common room is spacious & open. There are two balconies on the 1st floor that look out at the parking & pool, one in a bedroom, one out of the living room. We loved the 3 levels of patios up top. You can technically see the sea from the top patio, but it's a sliver. Even so, I really enjoyed sitting up there- being on a roof top patio, looking out at the tops of buildings. There was plenty of parking, & a person sits inside the gate at night keeping an eye out. The house if very quite. Even though there are two area hotels that have music going most the day from their rooftop pool/bar areas (they got quieter around 10 and turned off by 11 or 12), we couldn't hear it at all from inside. There was a lot of items for use in the kitchen, though the pans had seen some better days. There was a jug of water and a dispenser for clean water and ice trays in the freezer. There is a box with all kinds of beach items, & the beach is super close. The super close beach is busy! But, we found that there are a handful of publicly accessed beaches right in town, and then everything else is only accessed via private areas (either hotels or fancy communities) so it makes sense that it's busy. The kids used the pool. It's on the small side, and doesn't get very deep, but is well maintained and wasn't busy. There are AC units in each bedroom and in the living room so the house temperature was good. They do ask that you turn them off when you leave, which I was worried would mean it would take a long time to cool back down, but they work fast and it wasn't a problem. There are stairs leading to the front door (after getting to the upper floor where the door is), stairs to the bedroom with the bedroom with a king bed, and to get to the patios (two flights if you want to be at the top patio) so if stairs are an issue for you this might not be the place for you. I rated the check in at a 4 because it's not self-check in, but we knew that going in. We arrived late and the property manager couldn't meet us, so the security guard helped us get in. It meant we didn't get the full tour and low down on how everything worked, but the property manager was responsive to all of our questions.

Great get away!

Casa Rios is a fabulous place for a get away! It is exactly how it’s described! We had Carlos arrange our ride from the airport and he had someone there holding a sign with my name on it by the Margaritaville bar right outside and down to the right. When we arrived at the condo the gal opened the security gate and escorted us to the condo. She does not speak English, she just leaves. We contacted Carlos and he came and showed us how to turn lights on and gave us the gate and door codes. This is a very secure building. You get a parking space in the locked lot right there. The rooftop patio is a great place to hang! The spa works now, we bought a new plug so it holds water, not heated though. The beach and 5th Ave. are one block away! Definitely go on the sailing trip to Isla Mujeres, so much fun! Thank you Britt and Carlos!

A great value with excellent location

This is a great place to rent for a group of people to be centrally located. So very convenient to 5th Avenue and the beach. Would easily stay here again or recommend. However - it’s a tad outdated (but who stays in the condo when you are a block from the beach. It would have been nice to know which a few of the accessories we’ve grown accustomed to having were not there (soap, shampoo, first day snacks/coffee)
 but there is a 7 eleven right across the street. And to be honest the value was so good, really can’t expect to have everything! It was also a little confusing to initially find the place. The address is kind of hidden. But once you find it, it’s great!!!!

The plus of this unit was having three bedrooms and three bathrooms. The phone contact I had with Britt was very helpful and understanding where the location was and suggested restaurants The property managers were friendly greeting us. The negatives about this unit. The elevator did not work, and from what I was told from other people, it hasn’t worked for quite some time and it doesn’t look like it will be fixed anytime soon. It’s quite a few steps to get up to the unit. The rooftop area has nothing to look at -multiple buildings, no view of the ocean at all. Many places inside the unit has tripping hazards. Small rises in floor areas, somewhat dangerous, especially near some of the bathrooms.

Disappointed.

Upon arrival we were greeted by someone who did not speak any English. They showed us the key card to get the power on and then they left. We did not know where anything was and had to text the property manager several times to find out where things were (fyi washer/dryer is on the roof). When we have rented properties in the past we have always been greeted by someone who gives us a little tour to help familiarize us with the unit and where things are kept-like linens and essentials, cleaners, mops, etc. The power kept shutting off due to an electrical issue with the unit, so they sent instructions via text with photos on how to find the "breaker" and reset it. We had to do this multiple times during our stay. Ceiling fan doesn't work in the living room (so it was difficult to circulate air). There was a sign on the wall requesting we use it to help keep costs down-but it doesn't work. The elevator is still broken. In the photo it showed hammocks and shading on the middle patio...those are not there, making it too hot to enjoy anytime except for at night. The spa doesn't hold water. There are no complimentary toiletries there and we did not have enough toilet tissue for our week stay. The property manager asked if we would like anything to be brought in ahead of time. We requested a case of bottled water. He said that is always a part of the "welcome kit". There was a bag of tortilla chips and canned salsa-no water. We couldn't figure out how to get TV to work...again that might have been something the greeter could have helped us with. I will say that the unit was very clean and the housekeeper that came in mid week was amazing-she went above and beyond! The location is perfect! I do not fault the owners of the condo. They are trusting in the property management to provide services that are a reflective of their standards. And based on the overall condition of the unit I think they have high standards. I fault the management company. I feel like they are "cutting corners" and perhaps the owners are not aware of it. The few interactions I had with Britt were top notch.

Perfect Family vacation

This property was ideally located to enjoy Playa del Carmen and all of the Riviera Maya. Britt was amazing to work with, so patient and kind when our travel plans had to change. Carlos always responded quickly and was available whenever we needed him. The condo was spacious and modern and comfortable. We only had 2 complaints that were not the fault of Britt or Carlos: The elevator didn't work the whole week we were there. Really only a problem when we had to bring our luggage up and bring it down to go home. The floors never seemed clean. They were swept, but not mopped. We couldn't walk around in bare feet or socks because the floors were not clean enough. Overall we really enjoyed the condo and would be happy to stay there again!

Fabulous time at Casa Rios!

We had two family groups stay at this property and it was perfectly accomodating! Having 3 full bathrooms was super helpful and there was so much space. The space was very secure, and there was a walk up COVID testing pop up right across the street. We had a fabulous time celebrating Christmas eve on the rooftop and spending time together. So many delicious restaurants and shops just a 5-10 minute walk away! Carlos was very responsive and helped us organize some activities. We would definitely come back.
