The Space:

This one-bedroom condo sleeps two in the heart of Playa del Carmen, just two blocks from 5th Avenue and five blocks from the beach. The rooftop pool overlooks the ocean and the sports complex next door, and you're positioned in a quiet pocket where you'll actually sleep at night — no late-night club noise, just the convenience of everything within walking distance.



Bedrooms and Bathrooms

The king bedroom features sliding doors that let you configure the space however you like — close them for privacy or slide them open to create a studio layout with views of the sports field. The bathroom is spacious, and there's plenty of closet space to unpack and settle in.



Living, Dining, and Kitchen Area

The living area flows into a dining table for four, with a private terrace where you can sip morning coffee and watch the neighborhood come to life. The kitchen comes fully equipped with everything you need to cook at home, including a Nespresso machine for your caffeine fix. A washer and dryer in the unit means you can pack light and refresh your wardrobe whenever you need.



Outdoor Amenities

Head up to the rooftop pool for ocean views and people-watching over the sports complex — it's cleaned every morning and has plenty of chairs and shade. The building offers secure underground parking and 24-hour security, so you can come and go with ease.



Good To Know

Fast WiFi and a dedicated workspace make it easy to take video calls or catch up on work. Beach chairs and an umbrella are provided for your days by the water. Chedraui supermarket is next door, and you can walk to Walmart, Mamitas Beach, and the ADO bus station in under ten minutes. The building sells bottled water on-site, and the management team responds quickly if you need anything during your stay.



Guest Access:

You’ll have full, exclusive access to the condo and your private terrace during your stay. And of course, you can enjoy the amenities, including underground parking, ROOFTOP POOL, gym and sundeck.



The Neighborhood:

The condo is located in a lovely area of town with no loud clubs or bars, so it’s quiet at night but still close to just about everything you’d need! You'll be in walking distance to it all!

- 1.5 blocks from 30th Ave, with lots of “local” shopping/services incl. a Super Walmart

- 2 blocks from the famous pedestrian walk street, 5th Avenue, where you’ll find bars, restaurants, cafes, souvenir shops and people-watching!

- 5 blocks from the beach and popular beach clubs like Mamitas & Kool

- Bustling shopping malls nearby like Quinta Alégria, the shops at Calle Corazón & Paseo del Carmen

Getting Around:

The condo is about 54 km/34 miles or about a 45-50 min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

Other Things to Note:

Electricity (Long-term Stays)

A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 7 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.




- Please note that there are noise due to construction work in front of the property until further notice.



- All properties managed by Moskito are meticulously cleaned and disinfected before and after each use. Our staff is trained and uses the protections recommended by the health authorities. All our properties have the equipment so that the client can enter and exit on their own without having to have direct contact with any person. The staff will not enter the properties to do cleaning and maintenance during the stay of guests unless it has been authorized and with strict hygiene measures.



- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!



- Guests will be requested to sign a Rental Agreement upon booking confirmation



- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.



- Please note there is construction behind the building *for the next 12 months, Monday to Friday from 9am until 6pm and Saturdays from 9 am until 2pm.

HOUSE RULES

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.

- Please avoid from moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed.

- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.



Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.



Interaction with Guests:

This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival.
