Important Before Arrival – Mandatory Online Check-In: All guests are required to complete a mandatory online check-in prior to arrival. This step is required before we’re able to share your check-in details, including access instructions. For security reasons, failure to complete the online check-in may result in denial of entry, as we reserve the right of admission. All guests must also present a valid government-issued ID at reception upon arrival. Photo ID must be submitted through the booking platform messaging prior to check-in.

Welcome to this beautifully designed 6th-floor studio featuring panoramic views of Condado Lagoon and the city skyline, best enjoyed from your private balcony. The bright and airy space includes a plush queen bed, abundant natural light, and a thoughtfully arranged layout designed for comfort and relaxation.

The modern bathroom features a spacious walk-in shower and sleek vanity. The fully equipped kitchen includes an induction cooktop, convection oven/microwave, refrigerator, and essential cookware for preparing meals during your stay. Ample storage and ironing facilities help maintain a comfortable, organized space.

Step onto the balcony to enjoy serene lagoon views, where you may spot turtles, stingrays, and other marine life. Fresh linens, beach towels, and starter amenities are provided for a hassle-free arrival. Starter kit includes 1 towel per guest, 1 beach towel per guest, 2 rolls of toilet paper per bathroom, 1 dish sponge, and 1 bottle of dish soap. Guests are responsible for replenishing supplies during their stay. Laundry detergent is not provided.

Guests have full access to community amenities including a private pool, hot tub, fitness center, 24-hour security, and concierge services. The complex is equipped with a generator and water tank to ensure comfort during potential service interruptions.

Security Deposit: A refundable $150 USD security deposit is required per reservation. The deposit will be fully refunded after check-out once the property has been inspected and no damages or additional charges are identified.

Prime waterfront location next to the Caribe Hilton and Paseo Caribe. Walking distance to Laguna del Condado (2 min), Condado Beach (5 min), Escambrón Beach (10 min), and numerous restaurants, shops, and nightlife. Old San Juan, La Placita, the Convention Center, and cruise terminals are just a short drive away. Luis Muñoz Marín International Airport is approximately 10 minutes by car.

Uber and taxis are readily available, scenic walking paths connect you to nearby attractions, and rental cars are recommended for exploring beyond San Juan. Paid self-parking is available at the nearby Paseo Caribe garage (3-minute walk). The property does not include on-site parking.

Mandatory Online Check-In & ID Submission:
All guests must complete the required online check-in process. A valid government-issued photo ID must be uploaded through the Airbnb platform messaging prior to arrival for every individual staying in the apartment. Check-in instructions will only be released once this requirement is fulfilled. Failure to comply may result in denial of entry, as we reserve the right of admission.

Check-out: 11:00 AM
Pre-arranged late check-out at 12:00 PM may be available for $50, subject to approval. Unauthorized late departure will incur a $150 per hour charge due to cleaning scheduling constraints. Early check-in may be quoted privately upon request.

Occupancy Limit:
Maximum occupancy is 2 guests at all times, including visitors. Occupancy limits are strictly enforced. Exceeding the limit may result in immediate cancellation without refund or removal from the property.

No Smoking:
Smoking, vaping, or marijuana use is strictly prohibited anywhere in the building. A $500 fee will be charged for violations.

Quiet Hours:
9:00 PM – 9:00 AM. No parties or noisy activities.

Utility Interruption Policy:
The host is not responsible for hotel, rental, or transportation expenses resulting from water or electrical interruptions. If service is interrupted for more than 3 consecutive hours, guests may cancel unused nights and receive a refund for those unused nights only. Under no circumstances will consumed nights be refunded.

Rental Agreement:
All bookings are contingent upon signing a short-term rental agreement sent via email. It must be signed within 48 hours of booking or prior to entering the property, whichever occurs first.

Property Care:
Food must be consumed at the dining table, not on the bed, to prevent linen damage.
Towels and linens must be used only for their intended purpose. Do not stain them with food, grease, or other substances. Do not use towels to clean spills. Stained or damaged items will be charged.
Do not hang towels from the windows. A $100 fine may apply.
Do not cut directly on the laminate kitchen counter. Clean spills immediately to prevent permanent staining (wine and organic materials may cause damage).
Use provided trays and coasters to protect nightstands and furniture from water or ice damage. Any damage due to negligence will be charged.

Cleaning & Additional Charges:
Excessive cleaning may be charged at $75 per hour through Airbnb.
If excessive garbage is left or house rules are violated, additional cleaning fees of up to 100% of the cleaning fee may apply.
If the AC is turned off and moisture causes mold requiring remediation, additional cleaning charges may apply.

Subletting is strictly prohibited.

Cozy spot

This was the perfect place to stay. Apartment was as described on site. Rosemary promptly answered my text. I will love to stay here again. The first night was quiet heaven but the second night it was hell in wheels because noise coming out from hallway people loud till midnight but that has nothing to do with Rosemary’s place.

Gorgeous Lagoon in the perfect location

We rented this property to celebrate our daughter's 21st birthday. It's beautiful, very clean and is the perfect location. You can walk to many of the water excursions and the beach. There's also many restaurants nearby. The host is very responsive and also gives suggestions on things to do and great restaurants. I'd definitely stay here again and highly recommend this beautiful place!

It was ok!

The apartment is in a great location. When we got to the place, the instructions were given for a different room. We called the owner 3 times and then she answered and told the security person we were going to a different room. There is a smell under the zinc and in the bathroom. Mold in the bathroom curtain. We requested to stay an extra hour, and the manager asked us for $50 more. Not flexible with hours. There are ants in the kitchen.

Honeymoon

Stayed here for 6 days for our honeymoon. Property was very nice. Only complaints would be some uncomfortable situations with building maintance staff.... for example, right outside our door early in the morning, maintance was sanding prepping for paint. Also, had a microwave installed (after speaking with property manager) and maintance left the door oprn the whole time which made the room very hot and humid.

The villa was exceptional! The villa is conveniently located near all local amenities, restaurants, and Old San Juan, all within walking distance. The villa does not have assigned parking; however, parking areas are safe. Please avoid the negative reviews. The owner is reliable and highly responsive and available to her guests. Great 17 year Anniversary

We had a great stay it was beautiful and noce. The pictures on the website do need to be changed though as its decieving thinking you can have all these amenities at the other hotel they use to affiliate with. Overall we had a great tike though and would definitely stay again.

A week in San Juan

I am very glad that we booked this vrbo for a conference and mini vacation in San Juan, it was easy walking distance to the convention center and beach. It was clean and really enjoyed having a kitchenette including a washer/dryer combo in the room. There was a couple coolers, beach chairs and umbrellas in in the closset that were a nice touch for the trip.

Great view, beautiful decor, well equipped

This condo had everything we needed - from a kitchenette to beach towels, and everything in between! It was decorated with a coastal vibe and was very clean. The location was easy for Uber to pick us up and an easy walk for coffee! We loved our stay and would book again in a heartbeat!

Amazing View/ Great Stay

I stayed here with my mom and daughter. The room was clean, stocked the basic necessities including beach blankets, chairs, coolers and towels. Which was great for our beach trip. Beds were comfy and the best part was our balcony view!!!! Would definitely stay here again.

A Very Enjoyable Time

The room is as advertised. Very clean, a great location. The Host was awesome. She communicated everyday to see how we were doing. Any questions were answered promptly. The location for me was spot on. Far enough from Condado , but yet close. Two beaches to walk to. And Old San Juan so close. I truly recommended this place. One last comment, I felt very safe.

Great accommodation with excellent view, within walking distance of Old San Juan and Condado (15 to 20 minutes). Smooth check-in experience and excellent communication with the host. However, encountered some issues with the WiFi service.
