* Use the Pool, European-style sauna, Hot Tub, basket ball court and exercise equipment at your own risk
* Smoke only in the back yard, DO NOT SMOKE INSIDE THE HOUSE!
* Pets (dogs) are welcome. We charge a pet fee per dog per night, please ask me how much. We accept dogs over 1 yr old. Let me know asap (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for booking cancellation with no refunds.

ATTENTION:
To help assure all local ordinances are followed as required by our business license in preventing unlawful parties, events and other disturbances, we highlight the rules: Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated. Thank you for understanding.

As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking off the property.
1️⃣ NO parties of Any Kind Due to the city ordinances, no parties are allowed at the property.
2️⃣ NO Fireworks of Any Kind Absolutely NO fireworks are allowed on and around the property at any time
3️⃣ NO Disturbing Noises of Any Kind This includes use of microphones and speakers for singing, speaking, and playing music throughout the day and especially after 10:00 pm and before 8:00 am.
4️⃣ NO Street Parking of Any Vehicles All vehicles must be parked on the designated area within the property. No commercial vehicles allowed.
5️⃣ NO more than 6 Vehicles Allowed Due to the city ordinances, only limited number of vehicles are allowed.
6️⃣ NO Disturbances Around the Neighborhood This includes racing, revving, and spinning out cars/motorcycles on or around the property. Most importantly, NO DISTURBING THE NEIGHBORS! NO EXCEPTIONS!
If any neighbor or authority contacts us during your stay to report violation of any of the above rules, then you will be reported to the channel you booked under and required to leave the property immediately without refund.
7️⃣ For your protection, like any hotel, we have security cameras in the front yard and backyard covering the outside premises.
8️⃣ Pets – Allowed if the Property owner approves and you pay the pet fee. Unauthorized pets may result in booking cancellation and/or a $1,000 fine.
9️⃣ Please update your guest count for insurance purposes; additional fees may apply. When cancelling a reservation, processing fees will not be refunded.

Special Facilities on property:
Swimming Pool, Hot Tub, European-style sauna, Exercise Equipment, Basketball Court

• At no time is there a lifeguard on duty, you (the guests) are responsible for the safe operation of the Pool, European-style sauna and Hot Tub and are responsible for all persons using the pool & hot tub during your stay.
• Use of Pool & Hot Tub, European-style sauna, basket ball court, and Exercise equipment during your stay involves certain risks, including but not limited to:
1️⃣ Drowning
2️⃣ The risk of injury resulting from possible malfunction of the pool and/or hot tub and/or European-style sauna and/or basketball court
3️⃣ The risk of injuries resulting from tripping or falling over obstacles in the pool and hot tub area and/or European-style sauna area and/or basketball court
4️⃣ The risk of injuries resulting from unsupervised divers and swimmers colliding
5️⃣ The risk of other injuries resulting from participating in any action in the pool and hot tub area and European-style sauna area and/or basketball court

All guests hereby agree to the conditions below and fully intend to use the pool and hot tub, European-style sauna, basket ball court, and Exercise equipment and entire property at their own risk:
1️⃣ TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) to your use of the pool and hot tub, European-style sauna, basket ball court, and Exercise equipment.
2️⃣ TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that you may suffer or that your next of kin may suffer in connection with your use of the Releasees pool, hot tub, European-style sauna, basket ball court, exercise equipment and pool, and hot tub areas to any cause whatsoever, including negligence on the part of the releasees.
3️⃣ TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool and/or hot tub and/or European-style sauna and/or pool areas and/or hot tub areas and/or basket ball court and/or Exercise equipment.
4️⃣ That you verify that you are over the age of 18 and that you are responsible and will adhere to all the rules of the property and use instructions of the pool and/or hot tub and pool areas and/or European-style sauna and/or pool and/or hot tub areas and/or basket ball court and/or Exercise equipment.
5️⃣ That the house rules / waiver release and Agreement is fully effective and shall be effective and binding upon you, and your heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of your estate.
6️⃣By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
