The condo is perfectly situated in a vibrant yet peaceful area of Playa del Carmen, offering easy access to all the excitement of downtown while providing a quiet retreat when you need it. Youâll find everything you need just a short walk away, from beach clubs to excellent restaurants, cafes, and shops. Enjoy the nearby Martina Beach Club, Mandarino, and Encanto, or take a 15-minute stroll to Mamitas Beach Club.
The condo is just 2 blocks from the north end of 5th Avenue, where youâll find a wide variety of shops, restaurants, bars, and nightlife to explore.

Getting Around:
The condo is located about 57 km (35 miles) from Cancun International Airport (CUN). Itâs recommended to pre-arrange transportation. Options include private transport, renting a car, or taking the ADO bus. If youâre arriving by car, one free designated parking spot is available. Be aware of paid parking meters in downtown Playa, in effect from 10 am to 10 pm, Monday through Sunday. Make sure to pay the meter and display the receipt on your dashboard.
Other Things to Note:
- The condo is on the 2nd floor you must climb stairs to access the unit and the pool.
- Basic essentials like soap and toilet paper are provided, but these are not replenished during your stay.
- Long-term stays are ideal for remote workers, with laptop-friendly workspaces and reliable Wi-Fi.
- For stays of 28+ days, an electricity fee of $167 USD per month applies, and two mid-stay cleanings at $40 USD each are required.
- The condo is kid-friendly. Please contact us for additional items like cribs.
- A security deposit may be required prior to arrival subject to the booking platform (not ABB). It is a temporary hold and will be released after check-out if no damage occurs.
House Rules
- You must be at least 21 years old to book.
- No smoking (tobacco, cannabis, or recreational drugs) inside the unit. A $300 penalty will apply for violations.
- No parties or events. Please keep noise levels down after 10 pm.
- Only the guests listed in the reservation are allowed.
- No pets allowed.
- Please avoid moving furniture.
- Use the safe for valuables. We are not responsible for lost or stolen items.

Wonderful location, easy access to the beach, 5th ave and the grocery store. Iâve been to Playa 3 times and this was my favorite accommodation. The place was spacious and the outside areas were great. Highly recommend.
This is the most well-equipped apartment we've ever stayed in. The beds were comfortable. We didn't use the outside spaces due to the humidity but they were lovely.We had an issue with one of the toilets during our stay but this was resolved by the host within an hour of us notifying them. I can't get a plumber that quickly at home :)Our only recommendation is maybe a darker curtain for the main bedroom as there's a street light across the road.Location is close enough to Avenue 5 to be walkable but not so close that you can hear much noise - and only a mile or so from the ferry terminal.Playa del Carmen itself wasn't really our cup of tea, but this apartment was truly excellent.
This place is large with 2.5 baths, 2 bedrooms, large living space, with wrap around open air covered porch. The managing group responded to minor issues even late in the night. Location is perfect with being 2-3 blocks to the beach and 1-2 blocks to 5th Ave. thereâs lots to do and see. The condo is gated and has a friendly guard who helped us find the condo and parking space as we arrived late. Totally safe neighborhood. My daughter and I (female) felt comfortable walking 5th Ave alone late while exploring. And thereâs a free parking spot and rooftop pool! Which is usually vacant. Whatâs not to love! Had a great Vacation!
Condo was at it appears in photos - located on the 2nd floor with an outlook across the street to trees with many birds Corner unit with wrap-around balcony, nice sized kitchen with gas stove, comfortable furniture & beds, and nice decor. 24 hr security at gate made us feel very safe and there's parking if you need it. Roof top pool is on the small side, but was still nice. Downsides - obvious that this is not a unit usually rented as there was still owner's clothing in a closet and the kitchen had a lot of stuff in it - needed thinning out and some updating or just organizing it better for a rental. Unfortunately the WiFi/internet went out part way through out stay and was unable to be fixed. The property manager was excellent though - trying to get it fixed and ulitmately moving us (at our request) to a different property after 7 days with no WiFi. (needed for TV and internet) Very impressed with the property management company and their responsiveness.
We enjoyed our stay at this property because it felt like a home in many ways: comfort, air flow, size, great uncrowed pool, friendly neighbors and security guards.
Location was perfect to the Beach, 5th and the new Chedraui grocery store. We also enjoyed the view from the deck towards the greenery.
We appreciated how responsive the property manager team was just to make sure we were enjoying our stay. So nice that everything worked i.e, A/C, WIFI, TV, Kitchen and comfortable beds..., Thank you! We will stay again.
