House Rules:

1. Parties & Gatherings
NO large parties or events allowed. We welcome small gatherings of friends and family.

2. THIRD-PARTY BOOKINGS will be canceled immediately with no refund.

3. Guest Verification
Within 24 hours of booking, the reservation holder must provide:
A photo of their ID.
A list of overnight guest names.

4. NO extra overnight guests without prior approval.

5. Please treat this home with the same care and respect as you would your own.

6. Assumption of Risk & Liability
By booking, the reservation holder must inform their group of these rules, and all guests accept all risks. This includes using amenities like the hot tub, BBQ grill, fire table—guests are responsible for their own safety. The owner is not liable for any injuries or damages.

7. NO smoking indoors.

8. NO pets allowed unless arranged with host.

9. Vehicles
NO RV, commercial vehicles and equipment allowed

10. Noise & Neighbors
Please respect our neighbors. Quiet hours are from 10PM to 8AM.

11. Furniture & Flames
Do not rearrange furniture.
Turn off all open flames (stove, fire table, BBQ grill) when unattended. Unattended flames are a fire hazard and may incur extra charges.

12. Trash & Recycling
NO excessive trash dumping. Use the recycling bin as needed.

13.Mail & Packages
NO mail accepted at this address. Packages can be delivered to your front door by carriers.

14. Maintenance & Repairs
Report any breakages or issues immediately for prompt repair.
Reporting an issue grants permission for the host or team to enter the property if needed. Denying entry confirms the space as suitable for your stay.

15. Third-Party Amenities
NO refunds for interruptions of third-party services (electricity, internet, cell signal, etc.).

16. Damages & Missing Items
The reservation holder is responsible for any missing or damaged items at their replacement cost. Inventory checks are done before check-in and after check-out.

17. Pest Control
Regular pest control is conducted, but we are not responsible for any insects found inside the home.

18. Check-Out Policy
Check-out time is 11 AM.
Unauthorized late check-out incurs a $100 fee, plus an additional $100 per hour if it impacts the next booking.

19. Long-Term Stays (Monthly)
For monthly stays, an additional cleaning fee of $85 every two weeks applies. This is collected separately to avoid extra platform fees.

This is a very nice unit! Quite. Many small details make this one of the top 5 rentals. Great safe location. Owners are very quick to respond to questions. Lots of pillows, blankets and hangers.I would recommend this rental! Fully stocked kitchen.Balcony over looks school. Very private.

Perfect location

We enjoyed walking along the Truckee river park every day. This is a convenient location for anything Reno has to offer. Our apartment was clean, very comfortable, quiet and nicely furnished.

Lovely location

Condo is in a nice location close to UNR where we were visiting our son. We enjoyed walking along the river path right along the front of the complex. We had a minor issue opening the front door as the code we were given didn't work but the owner quickly gave us a new on that did work. Communication with the owner was very easy and they were quick to respond. The condo was nice and clean and had everything we needed and more. We would definitely stay here again.

Great Stay

The condo is very clean and well supplied with everything we needed. Had toys, books and supplies for our 1 year old which was so great. We had to stay 1 extra night due to a storm and they made it easy to book. The location near the park was fantastic. The only thing was the pool area was closed and I was looking forward to hot tubbing in the snow, overall amazing stay. Would stay there again.
