â ïž PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) â ïž All guests complete a short, verified pre-arrival process through a guest portal, ensuring a smooth, compliant, and worry-free stay. We are an API-connected software host, allowing us to securely collect a security deposit.
đȘȘ ID & SELFIE VERIFICATION A valid ID and selfie are required to verify guests and ensure the safety of our home.
đĄïž STAY PROTECTION OPTIONS To protect both our guests and the property, we offer two options prior to check-in:
âą Stay Protection Plan (Recommended) A small, non-refundable fee that covers accidental damage during your stay and removes the need for a large deposit hold. Most guests choose this option for a smoother, hassle-free experience.
âą Refundable Security Deposit A $400 pre-authorization hold collected before check-in and released after checkout, provided there is no damage, missing items, or rule violations.
Note: For extended stays (30+ nights), a refundable security deposit is required in place of the protection plan.
đ RENTAL AGREEMENT All guests are required to review and sign our rental agreement prior to check-in. This helps protect both guests and our home, ensuring a smooth and worry-free stay.
đ¶ NO PETS ALLOWED - Any violation of this rule will result in a fee of $500.
đŻ LOST & FOUND Please note we are not responsible for personal items left behind. We recommend double-checking the property before departure, as we do not have storage facilities for forgotten belongings. Any items left behind will be donated or discarded at our discretion. If retrieval is possible, pickup or delivery arrangements may be subject to shipping and administrative fees.
đ MAIL & PARCELS This property does not include mailbox access. Please do not use the address for mail delivery. For postal needs, consider renting a P.O. box at a local post office. For parcels, arrange door drop-off or depot pick-up. We are unable to retrieve or manage mail or packages for guests.
đ MAINTENANCE & ACCESS In case of emergencies, we may need to enter the home without notice. For non-emergencies, weâll always provide advance notice and keep guests informed as quickly as we can.
đ« CANCELLATIONS We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.
âïž LEGAL & LIABILITY Guests are responsible for their group. We are not liable for personal injury, loss, or damage. Please report any issues and return all items to prevent extra charges. Violations of house rules may lead to removal without refund, and unpaid damages could result in legal action. Our home is not a hotelâplease treat it with care and respect.
đŹ QUESTIONS? Thereâs no on-site staff, but weâre just a message or phone call away before and during your stay to help with any questions or urgent needs. â This is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled and no refunds shall be given.
â Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.
â Smoking, vaping, e-cigarettes, hookah, and incense are strictly prohibited in the property.
â Glitter, confetti, and streamers are not permitted on the property.
â Please return the garage door opener - a $150 fee will be charged if needed to be replaced.
â All guests must be declared on the reservation. Any additional guests that arrive without permission will be vacated off the property for trespassing. Any unregistered guests will be charged a $50 additional guest fee per person.
â Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
â If the property is not vacated by 10 AM, a late check-out fee of $50 will be applied for each additional 30 minutes.
â Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.
Justin and Angela were great host for our group! Clean, quiet home that was located close to Rogerâs. Perfect location for those attending a hockey game.
Spent the weekend with our son whoâs a NAIT Student. Property was exactly as listed. Justin and Angela were quick to respond to messages.

Had a wonderful stay, walking distance to our concert at Rogers Place. Place was very clean and nicely furnished with everything we needed for our stay. Nice quiet neighborhood and always had space out front for parking. Would definitely stay again the next time we are in Edmonton :)
Stayed for a few nights while attending a course at NAIT and the place was exactly as expected. It was extremely clean and the renters were very good to deal with. Would stay again!
Perfect location for me, was exactly what I needed, I was helping my daughter move and needed a place near her apartment and her work. I also needed a quiet neighborhood, and the unit is located on a quiet street. The unit is brand new, beautiful and modern furniture and appliances. You will find everything you need for a longer stay. Pictures are true likeliness and actually itâs more comfortable than expected. If there is a downside it is that the unit is a basement suite. And you can hear the people upstairs walking and talking and doing laundry. It did not bother me as per quiet hours (except for the 3:30 am laundry one night). Parking is on street, was not an issue for me, I have a small car and was there 3 nights midweek in April. The landscaping is not done yet (dirt layes- no grass) but there are concrete sidewalks to lead to unit. The communication was great. I really enjoyed the comfort of the unit and definitely recommend and would stay there again when visiting my daughter in Edmonton.
