LIVING ROOM:
The main level has a welcoming living room with a smart TV (There is no cable for the TV's, only streaming apps), a comfortable sleeper couch and a foosball table.

KITCHEN:
The kitchen has all the appliances and amenities needed to prepare a meal. There is a dining table to seat 6 where guests can enjoy meals.

SLEEPING ARRANGEMENTS:
-The 2nd floor has 3 bedrooms and 1 full bath.
-Each bedroom is tastefully designed and includes closets and cozy bed linens.
- The living room has a couch that folds down for sleeping and an air mattress.

BEDROOM 1- 1 King Sized bed and a Smart TV

BEDROOM 2 - Bunk Bed with a Twin Bed over a Full Bed.

BEDROOM 3- 1 Full Sized bed and a Smart TV.

BATHROOMS:
- 1 Half Bath on the main level in the hallway between the Living Room and Kitchen. This bathroom also has the washer and dryer.
- 1 Full Bath in the upstairs Hallway with tub/shower

OUTDOOR SPACE:
Enjoy the quaint back outdoor space which offers seating and a gas grill. (Guests are responsible for cleaning the grill after use. If a grill is left dirty it incur a $50 cleaning fee)

AMENITIES:
The home is also equipped with Wifi, a keurig coffee machine, hair dryer, several beach chairs, foosball table and much more!

ACCESS & ENTRY:
-Guests will have access to the entire home during their stay.
-Please note that there are stairs to the second floor and to enter the property.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-Guests may use the driveway on the left side of the home that can fit 1 vehicle.

ADDITIONAL PARKING:
-You can on street park on the street where available.
-Please be courteous to the neighbors when parking, do not block driveways or sidewalks.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

-Property located in a city environment; potential for noise from cars or foot traffic.

-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "Sands Retreat", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Most Beach amenities are not provided, the house does have 4 beach chairs that guest may use. But please be advised that due to other guests negligence or lack of care, these items may be damaged/missing and will need to be replaced if the property quantity is not available for your stay.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES
Basic essentials are provided. Once they run out, guests must purchase additional supplies.
One bath towel per guest is provided. Request extras before check-in.

Violations may result in: Denied entry or immediate removal without refund
