Worst condition ever of a vacation home. It was absolutely the worst hotels.com experience ever. Just to list a few reasons:
Most fans in bed-rooms not working (not ideal in warm Mexico)
AC in a few rooms not working.
No hot water in any bathrooms.
Kitchen equipped for 4 people despite we had 10 on the reservation.
Bedding for 6 people despite 10 on the reservation.
Ceiling light not working in kitchen, living- and dining room. We sat in dark for 4 evenings!
We moved around other light but generally light fixtures did not work in the kitchen, living or dining room.
Dryer did not work.
2 broken toilet seats.
Door handle broken for outside door.
Coffee machine broken.
AVOID this place its cheap houses build in no time and they are not ready to live in yet.

I had a great time with my friends during my stay in this house we really enjoy our time during this trip.

We spent last Christmas in this same community but opted for a home instead of condo this year. This home was beautiful. The pool was amazing. The lot was private and gorgeous. We would love to go back but we did have a couple of issues with the property management.
1. Both of the hot water heaters were broken. We didn't have hot water for our entire 6-day stay. Despite daily complaints and the maintenance team's attempt to repair them, they never worked. We quit complaining on Day 4 when it was clear nothing short of replacing the heaters would fix it and it didn't look like that would be happening while we were there. So 6-days of cold showers were not fun. The management company made no offers or concessions for the inconvenience.
2. The dining options at the resort proved to be disappointing. We had a rental car and found better, and much more affordable, options in both Akumal and Tulum. We will not eat at the resort when we return next year.
3. The house had 3 broken windows which the property management company said that they were already aware of (but hadn't yet fixed). The windows didn't bother us, nor impact the quality of our stay, but did exemplify the management company's poor attention to maintaining the properties under their control.
Despite these few minor issues, we will definitely be going back to this area and would likely rent within this community again. The cleaning staff was great and everyone we
interacted with were friendly and attentive. Maybe we'll bring our own solar-powered hot water heater just in case.
The infrastructure is gorgeous, but service not good. First night no hot water and the morning we left they shut off the water before we checked out . Service was ok but compared to other locations I had stayed as azul in the same area they are behind. At check out I informed about my bad experience and the person didn't care .
The house its amazing, huge! Amazing pool. It says it has a jacuzzi but we never found it.
The downside would be that it is pretty far from everything, it would be nice to receive more instructions on how to move around, really hard if you dont rent a car.
The stove in the kitchen was not working and they couldnât give us a proper solution during out stay, they offered us another place to stay but we were leaving the next day and we wanted to take advantage of the day and not to be moving everything. During our stay we had to cook with the microwave or outside even though we had gone to the market and bough everything to stay in the house.
The communication was just terrible. Everytime we would ask for a taxi it would take them an hour to get there, because they didnât know where the house was, even though I would specify the lobby the instructions. The solution for the stove was also pretty mediocre, they sent a handy man one day and we left the house thinking it was going to be solved, we arrived to just find out it was still not working.....
They need to work on their costumer service for the guest.

The house was really nice, the landscaping was nice, as was the yard and pool. Beaches subpar for that area. I had things stolen out of my bag and suitcase (in my undergarments section) after we couldn't get the safe to work. Feels very violating. They had a security guard outside our rented house the whole time but the housekeepers must have just slipped out? We only let the cleaners come a few days instead of every day. Sad.
Everything was Perfect and as pictured, clean beautiful etc etc and expected EXCEPT for the fact that our Villa was Burgled!!
The security and housecleaning, the Residence staff and a supervisor were all called, and the 6 of
them stood there saying, it was not possible, when we stood there telling them it happened!
We lost a cell phone and some cash that was in an envelope inside (!!) a suitcase!
We did have a safe and we were told to use it, and we did, however,
on this one day two memebers of our group didn't...and then we
also find out from some to the cleaning staff
that 3 other villas were also burgled...so we suspect an inside job of security and gardener or pool boy.
So....ALERT > Don't bring valuables to Mexico and use the safe!!
This trip was great for a group of us wanting to stay in the same place. It provided us plenty of space to cook meals, rest, and play in our own private pool. It is part of a larger resort with access to several larger pools, activities, food, drinks, and beach.
It is a full house with fridge, kitchen, grill, and dining room table. However, they don't provide water, or any easy ways to get a large amount of water that a group of 8 needs. They also don't provide dish soap, dishwasher detergent, paper towels, or charcoal for the grill. These are all things we are used to being provided with stays like this. They also were't quite sure how to handle trash. We only had tiny trash cans in the bathrooms and no larger trash bags. When housecleaning came by, they bagged our small trash and left it in front of the house, but it was never collected.
While All-Inclusive was not part of the stay, we had the option to purchase it for 1 day, and we took advantage of that. The AI add on was reasonably priced and we felt that we got good value from it. They allowed us to have breakfast on the second day as part of the 1 day AI price. Very nice.
Tips:
- It really helps to get to check-in before 7:30pm.
- Check-in for these specific residential properties is near Sian Ka'an at the Golf Club House.
- If you buy AI, don't get it on the same day as the Fiesta. Feels like double paying for food.
