Our flat is located at the superior level of a little hight class villa, you will be amazed by the incredibly calm of the environnement, away from the noisy downtown roads. Bright and crossing, its wooded terrace, South oriented, is a real summer living who will give you a splendid view in the middle of the fields, on the Monts Veyrier and Semnoz, as well as a little insight on the Annecy Lake. Imagine yourself relaxing in a perfect calm, have your breakfast under the sun, in front of the nature, horses and montains... From the balcony of the first room, you will also be able to the magnificent side of Parmelan. You will enjoy the spacious rooms as well, the interior confort and the well-chosen materials : granit, leather armchair, oak floor, XVL furnishings.

This apartment on the 2nd floor (without elevator) consists of a living space of 85sq. m and can comfortably accommodate up to 4 people, with the possibility to add a baby bed for a kid from 0 to 3 years old. Close to all amenities, you stay will be facilitated by the perfect location to visit Annecy, enjoy the lake beaches in the summer or Aravis ski stations in the winter, as well as festivals all year long.

Every one who is looking for quietness and green landscapes, although staying close to all amenities and the several Annecy centers of interest, will be seduced by the exceptional location of this flat.
Residential and bourgeois area on the heights of Annecy-le-Vieux, close to the highway exit Annecy-Nord (7 min by the Aravis highway). All commodities are less than 3 min away by car (between 1.5 and 2.5km) such as the bakery-dairy Neuveu, and the Allée des Tilleuls with a bio supermarket, a pizzeria, a caterer, a bank, a pharmacy, a newsagent-tobacconist.

The historic square of Annecy-le-Vieux with its roman bell tower from the 12th century, and its gastronomic restaurants are 2km away : l'Ateliers des 4 Gourmets, Le Clos des Sens (2 stars Michelin). The Annecy lake is 3km away (5 min by car or 25-30 min by walking through a pedestrian path). Albiny and Annecy beaches are 3km away, with ability to do nautical activities (sail, rowing, paddle boards, pedal boats, motor boats)... At the same distance, you will find the Imperial Palace and its casino. Annecy center (city hall) and the old town entry are 4.5km away. Menthon-St-Bernard Castle is lass than 10km away, Talloires and its beach at 12km away and the Col de la Forclaz at 20km away.

For the athletes, you'll find just nearby the residency an equestrian centre, bike rentals, cycling, jogging, trekking and trailing itineraries. Aravis ski stations such as La Clusaz or Grand Bornand are 26km away, so just 30 min by car !

## Transit

Our flat is just nearby the highway exit Annecy-Nord (7 min by the Aravis highway). Rare in Annecy, parking is free at the foot of the residency (one parking lot reserved for the accommodation, and the ability to park another car 50m away in front of the mailboxes). Public transports are lass than 200m away (bus stop Rampignon), a cycling road is also 100m away from the flat. Annecy train station is 5km away, Geneva airport is 45km away (35 min by car with the highway).

Annecy lake is 3km away (5 min by car or 25-30 min by foot with the pedestrian path). Old Town entry is 4.5km away. Menthon-St-Bernard Castle is less than 10km away, Talloires and its beach at 12km away, and Col de la Forclaz is 20km away. Ski stations La Clusaz and Grand-Bornand are 26km away : just 30 min by car !

Nice tidy apartment with a very sunny terrace. Rooms were adequate for three adults and one small child. Ceiling in the living area was low on one side. Eating area is at the central cooking island which lends itself to family conversation. Quiet location at end of cul de sac. Short drive to lake and Annecy town centre.

Bel et agréable appartement. très bien conçu, voiture indispensable
L’appartement est très agréable et très bien aménagé, dommage que notre séjour a été gâché par la mauvaise gestion du prestataire chargé de s’occuper de l’appartement. En effet la personne qui nous a accueilli dans l’appartement a constaté que la porte de la baie vitrée donnant accès à la terrasse ne fonctionnait pas, elle l’a donc signalé au gestionnaire, celui-ci n’est pas intervenu malgré nos différentes relances. Nous n’avons même pas été contactés pour trouver une solution de remplacement ni même une indemnisation. Nous sommes très déçus car nous n’avons pas profiter de cette belle terrasse et nous nous sommes sentis enfermés.
