Bed configurations for bedrooms:
Bedroom 1 – king bed + full bathroom
Bedroom 2 – queen bed + full bathroom
Bedroom 3 – queen bed + full bathroom
Bedroom 4 – 2 bunk beds, each with a full on the bottom and a twin on the top + full bathroom

River Dance is located in the ever-popular Heartstone subdivision and provides river access at two parks with the subdivision. Designed for spacious living both inside and out, River Dance is ideal for entertaining up to twelve guests. There is a grassy backyard outside along with a large covered porch, private pool and patio with a rock fire ring and sitting area. The home has four bedrooms and four bathrooms, all beautifully decorated.

Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom

***Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home.

***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier Rental Homes website, please note that your credit card will automatically be charged the first night's rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a 10% service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) THERE WILL ALSO BE A 3% CONVENIENCE FEE APPLIED FOR CREDIT CARD PROCESSING.

Excellent Location in the Hill Country

Location of the home and subdivision was exceptional. All the homes are beautiful and well maintained. The remote area provides quiet and peaceful get-away. The deer coming up to the fence line and all the birds chirping was fun to watch. We highly recommend this home and location for your vacation.

The perfect getaway

The property was perfect for us. All 4 rooms had their own restroom which was a plus. Everything was clean and when it came down to cook the kitchen supplied all we needed. Will definitely be back. Our experience was amazing!

Perfect weekend

Our group of 8 had plenty of room to rest, play and spend time on the river. House was spacious and as described and the pool was a big hit with the kids (ages 10 to 2). Neighborhood felt very safe and house is an easy walk to the river. Would recommend to others looking for a nice getaway.

Taylor Girls 50th Bash

Loved the property. We had 7 women and it was prefect for us. Pool was perfect and house size. Bring your own pans for baking or cooking. There were no baking pans. Note that there is NO WIFI. This you need to be prepared for because only AT&T works out there and to play your music on your own wireless speakers you must have an AT&T phone.
