The space
The Triterium Ranch features a quaint, hacienda-style home in the Indio Hills area just north of Palm Springs. Purchased in February of 2021 in near tear-down condition, it was completely overhauled and passionately remodeled into its current beautiful hacienda style. The overall ranch theme is a loving homage to the sport of triathlon. Swim, bike and run until your heart is content. Located in a wonderfully private area yet still only 20 minutes to the Coachella Music Festival, 30 minutes to Palm Springs and 35 minutes to Joshua Tree.
The Triterium Ranch is designed for a unique guest experience, with detailed attention paid throughout it's 5 acre layout. Multisport enthusiasts will revel in their personal 1/3 of a mile paved Bike and Run Course along with their own 5 lane, 25 yard lap pool. Additionally, there is hundreds of miles of country highways and scenic climbs ideal for road biking just out the front door.
But even the non-triathlete will enjoy lounging in the pool as well as casual walks and bike rides along their private track. A full sized volleyball court is also available just steps from the house!
Entering through the front gate, you will find a wonderful "Shady Coral", perfect for picnicking on those hot days in the desert. You'll love taking in the sunrise along with the bright desert moons on the home's furnished wrap-around porch. Finally, end your day on that same porch in your private 6 person jacuzzi.
Entering the home you will find a tranquil Mexican motif with small explosions of color throughout. The home features an eclectic mix of vintage Mexican and contemporary furnishings. Each guest room has its own unique look and feel.

*It is generally not necessary to heat the Pool in the Summer months with pool temperatures reaching the high 70's, low 80s by virtue of the extreme heat.
*In other months pool is not heated unless the renter has requested pool heating in advance at an additional cost:
- Pool heating can be arranged a minimum of 2 days in advance at an
additional fee of $200/day (minimum charge of 4 days = $800).
- Why so expensive? The pool is a 22 foot wide by 75 foot long, 5 lane lap
pool. Imagine "your local high school pool" with over 46,000 gallons of
water! This pool is 5x bigger than the average pool you see listed on
Airbnb. Add to this the night air temperatures, particularly in the winter,
can dip into the 30's along with the price of propane and- There you have
it - Not Cheap!
- Pool heated temperature, when hired, will range between 82F and 85F

A note about the trailer in the front yard: the trailer is not available/cannot be used for sleeping or mobility/driving.
Other things to note:
It can be very windy in the area
The pool can get dirty very quickly at times due to desert weather. We'll do our best to get the pool company out there as soon as possible.
The pool is not very deep and is NOT MEANT FOR DIVING. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.

Our communities consist of permanent and seasonal homeowners who enjoy living in a tranquil environment. Please read the below for an enjoyable stay.
Loud Music, rambunctious parties, streets filled with cars parked in front of neighbors homes and driveways are prohibited by County Ordinance and will not be tolerated.
Renters are advised that the following rules will be strictly enforced:
NOISE:
Riverside County Ordinance No. 847 regulating noise includes quiet hours between the hours of 10 PM and 7 AM.
PARKING:
Renters and their guests should park to the left of the main gate after entering.
TRASH:
Trash and refuse shall not be stored within public view except in proper containers for collection.
Failure to comply with the above may result in citation, fines or expulsion from the rental property for the renter or their guests.
Refer to Riverside County Ordinance No. 927 for details regarding short term rental. Any fines, citations or penalties imposed against us for actions triggering a violation of the Riverside County Ordinances No.927 and No.847 will be deducted from the security deposit.
Prior to occupancy, operators/hosts of Short Term Rentals in the Riverside County are required to:
1) Obtain the name, address and copy of a valid government identification of responsible person/main renter;
2) Provide a copy of the Good Neighbor Brochure to all renters;
3) Require the responsible person to execute a formal acknowledgement that he or she is legally responsible for all compliance by all guests of the short term rental to requirements of Ordinance No. 927;
4) Maintain the information required herein, including copies of the notices provided, for a period of three (3) years and make it available upon request by any officer of the County responsible for enforcement of any provision of this ordinance or any other applicable law, rule or regulation pertaining to the use and occupancy of the
short term rental."
You must also acknowledge:
A) Guests shall comply with Riverside County Ordinance no. 847 Regulating Noise, including quiet hours between the hours of 10 PM and 7 AM."
B) Trash and refuse shall not be left stored within public view, except in proper containers for collection by County's authorized waste hauler."
Renter will have to email us providing copy of the documents and acknowledgement of information aforementioned.
