Spacious and homely 4 bedroom suburban apartment, with free parking! Located within a quiet development in North West Edinburgh, my home would serve as the perfect choice for families or small groups, looking for a comfortable extended stay, or weekend base to explore Edinburgh.
The spacious living area comfortably holds two large sofas, well situated in front of a flat screen tv. This makes for a perfect relaxation spot after a busy day exploring the city! The living area also includes a large dining table, with seating for 4. This can be used for enjoying a group meal together, or even as a laptop workspace.
The living area flows into a modern and well equipped kitchen, with plenty of worktop space and food storage areas. I have also included cutlery, crockery and utensils, to enable guests to prepare and cook meals.
There are 4 bright and spacious bedrooms, each with ample storage space- available for guest use! Two of the bedrooms are occupied with comfortable double beds, with the other two bedrooms containing single beds. Each bedroom has the benefit of a large window which allows natural light into the rooms.
My property offers three clean and fresh bathrooms. Two of the bathrooms include showering facilities. Complimentary towels, handwash and shampoo will be provided.
The nearby Davidsonâs Mains neighbourhood is predominantly residential, however you will find a few quiet tea rooms, popular takeaways and lively pubs. There are a number of boutique stores which line the street, and a large Supermarket (Tesco) in which you can buy all your necessities!
My property is located within a safe development and offers free on street parking, with a dedicated parking space directly in front of the block. If you would prefer to travel by public transport, the bus services 21 and 29 offer a frequent and reliable service to the city centre and other parts of the city. The nearest rail station is Haymarket. Haymarket station offers connections to other towns, cities and regions through Scotland and England. Edinburgh Airport is Edinburghâs only airport, and is located approximately 10km from the property.

From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.
Hereâs what guests should know:
The levy is 5% of the accommodation cost, calculated before VAT
It applies to the first 5 nights only of a stay (for example, if you stay 7 nights, the levy only applies to nights 1â5)
The rate is 5% year-round, with no seasonal variation
It applies to stays from 24 July 2026 onwards
Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026
Why this may feel unclear
Across Scotland, different local authorities have voted for different approaches â some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.
At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.
We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.

Comfy home.
Lots of stairs. Needs a few more glasses & wine glasses for those of us who want to make it a home away from home.
Written instructions would be helpful, the stove was challenging but we managed.
The fridge needs a little TLC.
Upstairs neighbor has a weird machine that does constant buzzing every few minutes 24/7.
Hot water is definitely something that takes adjusting to.
The beds need to be replaced, definitely not comfortable, in any room.

Pleasant property and with easy access to city centre
The property is a large, 4bedroomed property in an apartment block starting with stairs to the first floor and with a flight of stairs within. Most beds were comfortable, particularly the double beds, and the property was clean with a reasonably well equipped kitchen. A comfortable lounge and three bathrooms with excellent showers completed the accommodation. The neighbourhood was safe and quiet.
The buses in Edinburgh were excellent running from a bus stop nearby. Overall we were pleased and satisfied, though a few small maintenance jobs should be attended to.
I thought I should share some feedback on my experience. I was appalled to note that there are no beddings provided. It's the 1st time in my experience of travel that a facility has failed to provide beddings for clients.
While I note that there was a clause tucked somewhere in your notes with regards to this, I find it rather unreasonable to expect a traveller to pack bedsheets, pillow cases and duvet covers! Especially when the advertised flat had beddings and all other essentials.
Iâm addition to this, there were only 2 dishwasher tablets, the fridges werenât cooling effectively, the tv had no WiFi access, the tap was shaky, the freezer section of the fridge was broken from the fridge door, toilet tissue and kitchen towels were not provided, two bathrooms had no bins, the hot water wasnât on in the 1st bathroom and it was not possible to turn it on as the hot water controller was blocked by a metal bed frame set and several cardboard boxes.
Sadly, this will definitely affect my experience of the facility and I will note it in my ratings.

Good property but none of the supplies (toilet paper, hand wash, shampoo, dish soap) were provided. I was told to purchase and ask for reimbursement. This made us go look for convinient store for basic supplies purchase which was unpleasant.
Geen echt slecht appartement, maar het is allemaal net niet dat wat je mag verwachten.
Slaapgelegenheid voor 7 personen, echter eettafel en servies is voor 4 personen nog erg krap.
Wel schone bedden, echter 1 bed staat op instorten.
Geen afwasmiddel, afwasborstel of schuurspons beschikbaar, daarom een vuile pan aangetroffen bij aankomst.
Diverse kleine zaken die ontbreken/incompleet zijn wat jammer is.
Good location. Easy parking. Thin walls so could hear the neighbours. Good direct bus route into central Princess Street. Enjoyed our time at Edinburgh.
