Arrived late evening at property, family with kids, and found they had no record of our booking. They had stopped using Expedia and blamed Expedia for not informing us.
However they managed to find a villa for us, which was nice but clearly had not been properly cleaned or prepared for guests. To make matters worse there was no hot water and then later no running water. At 10pm we had to move to another villa, where there was low pressure water but no WiFi. By now I was tired and couldnât be bothered to explain the situation to one night staff person with limited English.
The next day complained to manager but she refused to apply any compensation even though they had failed to provide the villa as described on Expedia website - had running water. For over $200 per night I was livid that no reasonable allowance was made by the property manager.
She told me to complain to Expedia, which I will be doing.
Donât bother with this place, the villas are relatively new but the basic amenities and finishing is terrible. They are also poorly maintained and the swimming were awful and dirty - my kids refused to swim in them. Add to this the poor attitude of management to valid complaints - I would steer well clear from this terrible property.
Royal Mansion Villa is a bit outside of Kandy in a residential area approx. 15 minutes from downtown and the main attractions. We arrived at Royal Mansion Villa on the very day of the horrible terrorist attacks on April 21, 2019. The host was extremely nice and helpful. Due to the sudden curfew we could not leave our accomodation for dinner in the evening. Our host prepared a fantastic meal for our group of four. We felt very comfortable and safe despite the adverse circumstances and fear on this day when many innocent people had lost their lives in several locations on Sri Lanka.
The bedrooms and ensuite bathrooms (with each bedroom!) are very nice and well equipped. As described above, we did not use the kitchen to prepare meals since the host cooked for us. However, the kitchen was not equipped with enough dishes and cooking equipment for the number of guests which the villa accomodates. In a nutshell we were very happy to stay at Royal Mansion Villas and recommend it for families and groups who wish to enjoy the privacy of a luxury holiday home, their own pool and the calm and safe atmosphere in a nice residential area. Thanks a lot for being such a great host in this difficult situation!
I'm afraid to say our stay at this "villa" was disappointing compared with the other villas we had booked during our two week tour of Sri Lanka. The villa was tired and in need of significant repairs. The fridge was dirty when we arrived. The water was shut off on day two, and we spent an evening with a loud sound which turned out to be the water pump that had run dry as someone had decided to turn off the mains water inlet. There was no water overnight and the following morning which delayed our plans for a tour. The breakfast was ok, although was shocked at the price. 32 USD for 2 adults & 2 children per day. It's ridiculously high by local standards. We wished we had asked the price at check-in. The villa is by no means "luxury", however the staff did work hard and tried to please. The villa is located a considerable distance from Kandy. There are no local restaurants you can walk to easily and it was difficult getting an UBER or Pick Me car due to the remote location. All in all, we would not recommend this villa.
We rented a whole house, for 6 people in 3 rooms. Pictures looked very nice and we weren't disappointed when we got there. Quality of accommodation for a Sri Lankan house was excellent (most places can be a little rough around the edges). Staff were really friendly and helpful with any requests. There were multiple sofas and a sofa-bed in one room so it could easily sleep 6 plus several children if need be. Will happily stay there again, staff couldn't do enough to help.
