Bywater New Orleans oasis with 4 suites and cocktail pool

Located in the funky Bywater neighborhood (2 miles from the French Quarter), this OWNER OCCUPIED inn is just far enough off the beaten track to enjoy the relaxed atmosphere of New Orleans without the commotion of Bourbon Street. To elaborate, my husband and I live in the front part of the house which is completely separate from the individual, private suites. We are around if our guests need anything but we also completely stay out of the way, respecting privacy, allowing you to enjoy our property.

The Lookout Inn includes FOUR individually themed, large suites, each with their own generous private bathrooms: Mardi Gras, Bollywood, Elvis and Mission. The price you see listed is for all 4 suites. Each suite is complete with a queen sized bed; 3 of the 4 suites also include sleeper sofas. (The Mardi Gras Suite does NOT have a sleeper sofa.) Suites are also complete with complimentary wifi, smart TVs, coffee makers and mini refrigerators.

There is NO kitchen OR indoor common area space, such as a living room or great room. The 4 suites are private and are arranged so they can each be rented independently. In ground pool, hot tub, BBQ and seating cabana are located in the lush outdoor, common area space. Street parking is available right outside the inn. It is free and there are no parking restrictions. Off-street parking is unavailable.

We are dog friendly, with a $40 per dog fee. Dogs must be housebroken, on regular flea prevention and non-aggressive. Bulldogs stay for free. :)

This eclectic inn is the perfect accommodation for a couples getaway, family vacation/reunion, ladies weekends and for a convenient staycation. Responsible bachelor and bachelorette groups are welcome. Please contact us with information on your group and we will also provide you with the house rules and conditions.

Enjoy a laid back atmosphere filled with character and charm in this historic New Orleans neighborhood. Our location is approximately 2 miles from the edge of the French Quarter and about 2.5 miles to the heart of Bourbon Street, and is the perfect distance to a ride a bike into town or take the No. 88 bus which picks up three blocks away.

At The Lookout Inn, we know your vacation time is precious and we want to make it as convenient and enjoyable as possible. Let us take the planning leg work off your plate. We are happy to make restaurant reservations for your group, as well as tour reservations. We highly recommend Cajun Encounters and Gray Line Tours for a variety of city and swamp tours. Let us make your reservation. We are also happy to stock the cabana for you ahead of your visit. Order your groceries and booze from one of the many services available nowadays and we'll receive your order and set it all up! Do you love Amazon Prime as much as we do? Send us your decorations or any other celebratory items, gift bags, etc ahead of time and we can store them until you arrive. Being an owner occupied inn, we go above and beyond.

The group had a great stay at the lookout inn. The decor is fantastic in every room. It flows well into the back courtyard with plenty of room. Kelly is a great hostess and a wealth of information for tours and restaurants in the area. Check out Fairy village next to the cabana. It is believed that King Rex royal Fairy visits during Mardi Gras! Thanks, Jeff

Birthday trip

The location was great! Very easy in and out of Riverfront, Bourbon Street, etc. The outside pool area was great for hanging out and we didn’t miss having a true inside living space. The rooms were gigantic and it was easy to hang out in any of the “sitting areas”. I know a lot of the reviews mentioned the giant empty building close to the property and I’ve got to say it didn’t feel uncomfortable at all! It has tight security and zero homeless issues in it. Maybe due to the proximity of the Navy ships docked right there? The Jack Dempsey restaurant right nearby was delicious! And we never had any trouble with street parking at all! Overall it was a great stay!

Holiday Getaway

Our family really enjoyed our time at this property. The suites gave us all the space we needed as well as time together. Each room is decorated in a unique way that fit well with all the personalities in our family. Only downside for us was the train that came through the area being very loud and the abandoned building behind the house. However, this property had plenty of security measures in place and the rental owners were fantastic hosts.

Wonderful Bywater Inn

What an adorable property! Each individual room is stocked with all the essentials you need, as well as a coffee maker with coffee and a mini fridge. There is ample space to spread out and the cabana and hot tub/pool area were perfect for our morning coffee and nightcap wine. We went during the weekend and were able to park right in front. Comfortable beds and super clean rooms made our stay just perfect. Our host was so lovely and greeted us when we arrived, but then left us to have our fun. Checking in and out was super easy. I accidentally left a bag and she promptly called me and walked it to my car when I went to pick it up. I would 100% stay here again. It is perfect for a girls trip or a group of friends. I highly recommend this adorable little inn!

This is the perfect spot for a NOLA trip! I stayed here with a group of friends for a bachelorette weekend, and we had the best time! It’s conveniently located, decorated creatively, and accommodated every need we had. I would absolutely stay here again!

Cozy place away from the hustle and bustle of bourbon street

My friends and I stayed for a girls trip and we all had the most incredible time. Kelly was super communicative and friendly and willing to work with us and answer all our questions! At first glance the area doesn’t seem to be the greatest but my group and I had no issues walking around town to grab a bite to eat. Its about a 10 minute drive to bourbon street, so you wont get all the tourist noise either. There is however a train that will occasionally pass by and can get rather loud. But it so rarely happened it didnt bother any of us. The rooms were all super cute and cozy. We were all so excited to check out each other’s rooms because of the different themes. And the pool was fantastic to have after a long day of exploring. I cannot thank Kelly enough for her hospitality and would recommend to anyone and everyone to stay at her place. I’ll most definitely be coming back to New Orleans, and will definitely be staying here again if possible!

Wonderful experience for family group!

This is an absolutely great place to stay with a group of friends or family. It is very unique and welcoming. Kelly is a gracious hostess and there is everything here that you can imagine for a get away if you want a "taste of New Orleans". The bywater neighborhood is eclectic and charming and there are several great places to walk to for food and bar fun with the group. We felt very safe walking around here. Parking is very easy on the street in front of the house,. If you want to go to the french quarter you can drive and park on the street, or in parking lots. Or if you want to take an uber it is about 5 minutes and 10$: we did both with no difficulties. The best part of this location is the pool and courtyard in the back of the home that we used as our group gathering space: There is a hot tub and cabana with a bathroom, sink and refrigerator - nothing super fancy, but perfect for a laid back place to lounge and gather with friend/family. The pool was not heated, but it was perfect for a hot day:) The backyard is also very shaded after 2p, so if it is hot outside it does not get too hot in that area, which is nice. The rooms are individual suites and they are decorated so uniquely - it definitely felt like a New Orleans experience! We would definitely return and highly recommend:)

A Perfect Place for us

We had 4 couples and half of us were celebrating our 40th birthdays. Bywater (the area of the Inn) has a bunch of places to eat and drink all within walking distance (1 mile or less). Alma, Bywater Bakery, and The Joint are just a few of our new favorites, making The Inn’s location great! It was a quick Uber/Lyft ride to the French Quarter, Frenchman Street, Magazine Street, St Charles/Canal to pick up the street car, so we were able to see so much of the city in the few days we had. The Inn itself was spotless, provided enough amenities that we didn’t need to fret about paper towels, drinking water, toilet paper, soaps, hair dryers, etc and just had to pack the necessities. The rooms are artfully decorated and so fun that we took a walking tour of all the rooms just to check them out. The thought and design of the decor really makes this place stand out. The common area (pool, hot tub, cabana, tiki bar, patio) was big enough for all 8 adults to hang out and not have to worry about being in someone else’s room (like we would if we had stayed at a hotel). The mural on the fence transforms the backyard into an oasis. Kelly is quick to respond, gives great suggestions, and is extremely helpful. We felt like we had a friend in New Orleans helping us plan our time which gave us the most out of our trip. The only downside is that of which is out of Kelly’s control. There’s a train close to the Inn and the horn is loud. There’s a rooster that roams the area and his call can be heard. When we come back, we’ll just make sure to bring a sound machine to help block some of those distractions as we sleep. I don’t think we could’ve found a better place to stay. Now, we just have to hope Kelly has other Inn’s in other cities so we can continue to travel to new places and be spoiled by her vrbo’s.

We had extended family from age 9 through 66. This property was the perfect place to rest between our New Orleans tours. Kelly was incredibly responsive and thought of every little detail to make our stay comfortable. I highly recommend this rental!!

Let me start off by saying Kelly and her family are fantastic. We rented all 4 rooms and had the time of our lives. This place has everything anyone could want and things you didn’t know you needed. Clean and comfortable. Decorations are really cool and had our children fighting over which room they got. I can’t wait to come back and spend more time here. Thank you Kelly for the great memories.

Bachelour Boys Weekend

Everything was pretty great here, The suites were clean, was a nice place to hang out when we were not in the city, wasnt too far from activities. The friends I traveled with met the owner and said she was very nice, when we spoke she communicated clearly and replied quickly. Checking in was simple and straightforward. The pool is a bit smaller than the picture eludes. but overall 5 stars.

Staying at the lookout inn with 10 girls was an absolute dream! Kelly was so responsive, kind, and helpful. The house had so much charm and each room was comfortable.
