Perfectly situated along the bayfront, this 3BR/2BA upper-level residence enjoys elevated views of Newport Harbor while remaining just moments from the ocean. Tucked within a quiet, highly desirable neighborhood, it is one of two thoughtfully designed homes within this bayside duplex. Take in passing boats and paddleboarders through expansive bay-view windows in the living and dining areas, or step onto the private upper deck to enjoy the coastal breeze.

LIVING ROOM/DINING
- Spacious living area framed by expansive bay-view windows
- Unwind on a comfortable sofa and two accent chairs set beside the fireplace, complemented by a flat screen TV
- Dining area with seating for six, offering front-row views of passing boats and paddleboarders

KITCHEN:
- Fully equipped kitchen stocked with dishes, utensils, cookware, bakeware, and all major and small appliances
- Bartop seating for two, ideal for casual dining, morning coffee, or evening cocktails
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

LAUNDRY:
Laundry facilities are located in the garage. Guests must provide their own laundry supplies.

PARKING:
The left-side garage accommodates one standard vehicle, with one additional parking space located directly behind the garage. Additional parking is available on the street in front of or near the home. Please review all street-sweeping signage prior to parking.

PETS:
Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

LOCATION:
Perfectly positioned directly across from 10th Street Beach, this exceptional location offers sweeping views of Newport Harbor, Lido Island, and the boats gliding through the bay. An ideal launch point for kayaking and paddleboarding, the home is also within easy walking distance of the best of the Newport Peninsula, from the iconic Balboa Fun Zone and the ferry to Balboa Island, to celebrated restaurants, piers, and scenic coastal paths.

RECREATIONAL GEAR:
Additional beach gear and recreational equipment are available for rent from management at very reasonable rates for our guests, including large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please feel free to contact us for more information.

ALSO:
The ground-level 2BR/2BA accommodation can also be rented simultaneously, when available, to accommodate a larger group. See separate listing or contact our office for more details.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:

This is a lovely property. Owner was quick and responsive when I contacted him. But one Big issue.. no ac.Very uncomfortable for social gathering/ having dinner. I stayed 4 nights.3 of them.. we had to eat outside because of the heat. Stiffing even with all the fans they supplied and all the windows and doors open. Cools off at night, but between 12 noon-6pm was miserable in the main living area.This could easily be solved if Owner invested in two ac units to put up on walls in the living room.It cools off by around 8pm so sleeping was fine.For the price I paid.. ac should be included . Book winter months and you will not have a problem.I was there last week of Sept. was 75-80 degrees and not fun during the day to be in the house.

The stay was fine, but the house needs windows. There are no windows to open. You got the fan, but you really need windows in the living room to get the airflow. It’s just stale and noisy with the fans and the TV should be upgraded. The sound is starting to crackle on the speakers, but the Availability of the TV just isn’t that good for the money we spend which I’ve stayed there three times already it should be upgraded a little more convenient.

Lovely Stay

We absolutely loved the view of the bay and the ability to take paddle boards from the garage across the street for use whenever we wanted. The street is nice and quiet and you can walk across Balboa to get to the beach very easily. Also, the beach around ninth street and around there is not too crowded. The previous reviews were very helpful in knowing that you had to walk through the master bedroom, if you wanted to use the bathroom from the bunk room at night. That was not a big deal for us but something to consider. We loved the upstairs outdoor space. You can get to it from the master bedroom and the bunk room also has a door from the space. The walls were high and it was nice to be able to sit outside and still feel like you had a private space.

Great Stay

My husband and I stayed here with two 18-year-olds and an 11-year-old. Bedroom space was good. Just know that the room with the bunkbeds is off the deck but only steps from the master. Our vehicle, Jeep Wagoneer, was able to be parked parallel to the garage door. The vehicle could fit in the garage height, but length was too long. A Ford Explorer without a roof rack could probably fit. Washer and dryer worked well. There was a brita filter to use in the fridge. One role of paper towels and 4 rolls of toilet paper provided. Limited Tupperware. All in all, was a great stay and would stay here again.

Great Location

This was our third time at this location !(the others were in the bottom). We lived the location. Nice and quiet, but close to both poers and the ferry. We walked or rode bikes every where.

Wonderful Beach Getaway

Our family loved staying here! The bay is directly across the street - our kids played there sun-up to sun-down. We loved walking to the fun zone, the pier, and taking the ferry to the peninsula. We only live 20 minutes away but it was such a wonderful family getaway. Can’t wait to return!

Great location!

The location was great! Easy walk to the ocean or the bay. The house was clean, sand toys, paddle boards, and bikes were available for use, which was so nice, and the beds were comfortable. We heard a great time!

Our favorite place in Newport Beach!

Our family loved spending the week on the Peninsula! The view of the bay from the living room is beautiful. The beds and other furniture were nice and comfortable. There were new ceiling fans with remotes in every room. The kitchen was fully stocked with everything that I needed. The small beach across the street was so relaxing. The beach on the ocean side is just a quick walk across Balboa Blvd. The garage was filled with beach chairs, paddle boards, boogie boards and bikes. The neighborhood is quiet and has a coffee shop and a market nearby. This is by far the nicest rental we have stayed at in Newport Beach and we can’t wait to go back!
