The second living area offers a spacious layout with a dining area, fireplace, and TV, along with sliding glass doors that open to a large covered oceanfront patio, allowing you to enjoy sweeping coastal views and sea breezes in comfort and privacy.

OUTDOOR SPACES: Outdoor living includes a ground-floor oceanfront patio just steps from the sand, offering front-row views of 18th Street Beach and the Pacific Ocean. The second-floor covered patio provides an elevated vantage point with a BBQ, allowing you to enjoy panoramic ocean views, sunsets, and coastal breezes while maintaining privacy from the boardwalk below.
KITCHEN & AMENITIES: The second-floor kitchen has been fully remodeled and is equipped with Thermador appliances, including two ovens, a gas range, refrigerator, dishwasher, and warming drawer and is fully stocked with dishes, utensils, cookware, and bakeware. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the ground and second floor residence, including all interior spaces and oceanfront patios. The third level is a separate condo and is tenant occupied.

While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2â4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Free washer and dryer facilities are located within the unit. Guests must provide their own laundry supplies.
Parking: One garage space and one carport space are provided, accommodating small to mid-size vehicles only.
Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The condition and amenities of this prime location home were outstanding. It easily accommodated 11 people inside and out. The Kitchen very well equipped with top of the line appliances, cookware and tools, and set up well for holiday cooking. While there isn't a large dining table, the lower counter easily seats 10 for holiday meals.
Beach view was everything that we expected. Beautiful sunsets and a perfect location. We never had to even use our vehicle and just walked everywhere. I personally slept on the couch every night with the doors open and had the greatest experience at night falling asleep to the sound of the waves.
The accommodations were nice but our car was parked less than a foot from where the other resident wanted it parked. We were notified and came to fix it. When apologizing to the gentleman, he was very rude. We would never stay there again.
Girls weekend was a huge success. The condo is well stocked and everyone was raving about the shower products. We cooked and baked and we're super impressed with the pantry. One thing to improve expectations would be labeled pictures. We thought the master bedroom had a deck and a view. There are other owners that live in the upstairs and have the 3rd floor deck.
This home is everything you want and need for a large group. Finishes youâd never expect from a rental, all the comforts of home. We had the best time and can ât wait to come back!
