Enjoy and relax in this classic beach 1 bed / 2 bath beach cottage on a single, ground floor that has been updated throughout. Perfect for small families on a budget that want to be 2 blocks from the beach in the classic beach community of the Newport Beach Peninsula.
Summer 2026 (Late June to mid-August) stays are 7 night rentals and run Saturday to Saturday (July 4th will run Sunday to Sunday).

Located less than two short blocks from the best stretch of beach in town one direction, and just steps from Channel Park in the other direction, all basic details have been planned and executed so that you can enjoy your stay. Probably the most visible feature is the front patio with a privacy barrier, providing a spacious indoor/outdoor mix of seating and entertainment as the patio blends into the living, dining and kitchen areas. Tastefully-appointed furnishings have been carefully chosen for a monochromatic setting that is relaxing, yet energizing at the same time: the perfect combination for any successful vacation stay!

Dog friendly with an enclosed and gates front yard. Pet fee of $100 per dog, maximum of two dogs due to space.
The living room and outdoor patio are separated a door to create wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV with streaming services so you can keep up with the game or the news. The living room also features a queen sized sofa bed for additional guests. Just a few steps from the main living area, the express kitchen serves basic cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen!
As you continue through the house, the master bedroom has a Queen bed and private bathroom with a shower. There is a closet with ample space for clothes.
Our bathrooms are on the small side, but are well-equipped with amentiies to make your stay enjoyable. The first bathroom has a shower and the second bathroom has a shower, but is built into a small catch-tub that can be used for small children.
To fulfill the sleeping arrangements for 4 total guests, please consider that the pullout living room sofa is a queen sized bed, best suited for 2 people.
Past the bedroom is a rear patio activitiy room that is fully enclosed that also leads to a fenced in rear patio/parking area. This room is stocked with books, games, and other activities that can be enjoyed at our small beach cottage.
Please be aware that this is entirely a non-smoking property, including the front patio.
To maximize the indoor space there are private laundry facilities are conveniently located on the side of the house.
PARKING: There is a parking space on the inside of the rear gate and a car can also be parked in the alley provided it is a small car and doesn't block the alley. General neighborhood street parking (metered or unmetered) also in area.

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as âthe Peninsula.â The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.
The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woodyâs Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of natureâs most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldnât be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

The floors were not clean-they had not been mopped. Made my feet black each time I walked on the floor. The pull-out couch mattress was very thin and the springs broke while we were laying on the bed.The bathrooms are very tiny and the back room should be made into another master with a TV.Great location and very DOG FRIENDLY!
The host left a personalized card with wine and locally made chips! It was great for my daughter (2yo) to stay and have such close access to the beach, short walk to Newport pier, and a playground literally right outside our window. The kitchen had all the necessary stuff to cook meals for ourselves. I would definitely stay here again!
Loved the location and the home was just the right size for us and our son. However, our bed had sand between the sheets, indicating that it had not been cleaned between stays. Otherwise the house was clean.
Lovely location. Ants in bathroom coming in. I know that can just happen. I couldnât figure out trash. Nice to have beach chairs provided and beach towels. Lighting a little odd and bedroom was warm for me in the night. Overall a lovely stay and much preferred to a hotel.
Best Friends who used to live in Orange County and have now moved out of state back for a relaxing vacation, beach time and visiting friends and family still in the area. Brought my new puppy who is a year old so the dog park across the street was perfect!
Good price for 2 blocks from the beach. Comfy bed. It was nice to have plenty of counter space in the bathrooms, something that is sorely lacking in most rentals. The front patio is a great place to relax. The park next door is definitely a plus with dogs. Try the Il Farro Italian restaurant near the Newport pier, the Snipe Island Crafthouse on Balboa Island, and Siam Station for Thai food.
The property is in an excellent location. Easy bike ride to Lido and all over Balboa. The beach is a 2 minute walk and you can also launch paddleboards or kayaks in the bay in a 30 second walk from the property. The front outdoor area is nice with a table and chaise lounges that overlooks the park area. It was incredibly quiet. The bed is comfortable and there is plenty of space. Having a parking space was also a good perk. WIFI was strong and we had no issues with connectivity. We had a minor shower issue that needed to be fixed and Scott came immediately to fix it.The one negative is that the property is not as good condition as it appears in the photos. It would not deter me from staying again, but it is in definite need of a facelift. The location makes up for this.
Location is 10/10. House is as depicted but even more charming in person 10/10! Equipped and user friendly decor and accommodations 10/10.
I would move in and live here if I could! I travel with my service animal, and had surgery this week, so needed a spot where I could allow him to be outside and keep my eyes on him within the gated areas of house. The park across the street made him skip with glee, and I loved not having to overexert myself to walk across. Spent time outdoors at park with mini beach access and great playground, large grass area, as well as walked in the upscale neighborhood. House is well-maintained, well-equipped, and in a charming upscale area with charm. They even thought to add a few special items to make me comfortable after surgery, including a special pillow and some herbal tea to aid in digestion after anesthesia. Play area in back of house is perfect for dog or for kids! It felt like visiting a dear friendâs house. Iâll absolutely stay here every time Iâm in town if this house is available! Thank you again to the thoughtful owners for making my stay so easy and cozy!
Came to get our dogs out the 116 degree Arizona heat. Great location, easy to walk to everything you need. My dogs enjoyed the small beach and park right across the street. Scott the host was quick to answer any questions.
This is an authentic Newport Beach house with old charm and style. The house has some great features and details and also misses the mark on amenities. The location of the house worked great for our trip and the things we were doing. And the small park across the street was great for our dogs to run around on leash after we arrived. The front porch is great for lounging and we had zero concerns about our dogs getting out from this space. Interior details such as the labels hanging on drawers to tell you what is inside and boxes in the back room full of books and games were great touches. Some of the negatives that we ran into with the house - the back room is a waste of space and could be better used with bunk beds and another full size bed for better sleeping arrangements. There is ample storage in the bathroom cabinets and bedroom closet so having the fold out bed's linens crumpled in a Home Depot plastic storage box was disappointing. I had those sheets in the dryer at 10PM trying to get the wrinkles and plastic bin smell off of them before I made the bed to sleep in. More silverware and plates in the kitchen would be great. We were only two people staying at the house and needed to run the dishwasher after nearly every meal as we were out of those two items. This rental is OK but could be great with a few more touches to make it a great space that people walk in to and it feels like home.
Funky 40's (?) vintage beach house. Basically sound but could use some TLC. Convenient to restaurants, coffee shop, small park, and the beach, of course. Although getting to the beach requires crossing a busy 4 lane street. Outdoor areas (patios) in front and back of the house. Off street parking. More than 3 people in this property would be too many.
