The property was located in a prime location, however, the quality was pretty pool. Two kids stepped on 1/2" nails sticking out of board walk center...about 9 of them. Sliders could both go either way and didn't lock in place for safety issues. Highly recommend a spruce up as the location is prime.
We absolutely loved this place. Came down to Spend the Holidays to relax and was not disappointed. The set up is great with 2 BR on each side of living space and a BR between each set of bedrooms. The outdoor space is wonderful. We used the firepit to enjoy NYE. The private walkway to beach is wonderful. Could not say more about this place. A few little things need fixing like all
Place do; toilet paper holder, shower door on bathroom, and the refrigerator door shelf. Husband fixed the shelf while we were there. O wanted it to feel like Christmas so added some outdoor solar lights. Left some for others to enjoy.
Truly loved this place. We wanted to book again this year for NY, but owners were coming in Jan 1. We were so disappointed because this is a place we would return routinely. Thank you for the little things like games, books, extra blankets, and lots of cooking cookware etc.
You cant beat the location of this place, steps to the beach. Overall, great experience.
Property Manager-excellrnt communication.
Minor issues-small updates to this home would elevate guest experience, dated kitchen and bathroom, no door actually closed, anytime a door opened in the house, all would open.
Major-drive way is in terrible condition. This alone would make me book somewhere esle. I was not surprised I had a flat tire when I came home.
The fact that it had its own walkway to the beach was ideal!!! The first floor access was so valuable for our aging parents. It was beautifully furnished, and had lots of space on the AMAZING porch!!! Would HIGHLY recommend!!!
We all had a great time. The shower was very small and practically unusable but we managed. The driveway is in dire need of repair, but otherwise, we all enjoyed our stay there and would rent this property again.
Let's get the good out of the way: the beach and beach access is great, amazing actually.
The problem, however, is that while the photos seem to indicate an outdated but lovely well-maintained unit, the actual condition is borderline decrepit. One shower door was so crusted over that we couldn't close it or use the shower. Sinks are hung at an angle. The floor was dirty enough to leave my kids' feet black after a couple hours there. The tiles are loose on the floor. There are cracks and major damage to walls and doors. Major rust in the bathroom vanity. The floor and ceiling are at a concerning slope/not level. And that's just the inside.
I sent my concerns to the property manager and their initial reaction was to not even look at my photos and reference how the property is "priced well." Then, after looking at the photos showing the major disconnect, they never reached back out to discuss. They offered an additional cleaning two days into the vacation (no answer on Saturday night or Sunday all day) but that wouldn't fix the structural/condition problems and we had already dealt with the floor.
Supposedly the property was just purchased by someone and will be fixed up. But it isn't yet. Long and short of it, don't trust photos for ANY property this company posts, and don't expect them to care if you have a problem with a disconnect between the conditions you encounter and what they have online.

The cost for the location of being right on the beach is great. There have been updates done inside, but you can easily see where some infrastructure needs to be addressed. Caulking missing, loose tiles, boards in screened in porch, boardwalk to be replaced, outlet issues, lights not working. Bathrooms are very small. All of that is easily overlooked because of the location and cost. The only real frustrating experience we had were the renters above us. They arrived a day later than us and we could hear them walking around and talking at all hours. They also decided to clean their charcoal grill by dumping it below them, which meant just outside of the screened porch, so we spent a morning sweeping that off. Honestly I dont believe they were trying to be rude, just unaware of how easily the sound traveled to our living area. My suggestion would be avoid Holiday Down and get Holiday Up just because of other guests. Furniture was comfortable, lots of seating on porch, beds comfortable, heat/cool system great, kitchen stocked very well (minus any pantry essentials) and we were provided plenty of towels.
We rented this perfect little house for hubbyâs 70th birthday celebration. Clean. Oceanfront. But property manager failed to tell us that the beach was inaccessible! Beach nourishment underway. 24/7. Giant, loud machinery. Klieg lights at night. Smelly. Couldnât even sit on deck overlooking the ocean because workmen had roped off the boardwalk. Realtor KNEW this was going on because they told us exactly where to find beach accesses that were OPEN, even though they claimed in contract not to get notices of that work. Review the Pawleys Island town website for current reliable information. This realty company cannot be trusted.
Cottage was well located but had a few issues. The unsecured wireless was useless. We called the office to have them reset the router (in the upstairs unit), but it didn't help. We had to go to McDonald's to download shows to watch at night. The only tub was missing a drain stopper. This was discovered Sunday night when the office was closed so we made our own out of a sponge and plastic bag. Beware, there are no food items in the kitchen so bring your own salt and pepper, etc. There were only a few games and books available so bring your own. There were other minor maintenance issues but we worked around them and had a relaxing stay at the beach.
