The Space: Smoking: Smoking is not permitted within the apartment in any form. If it turns out that smoking was taking place in your flat during the time you were renting it, you will be charged $300 in penalties.
Minimum age: The minimum age for guests listed on the reservation is 24. By making a reservation, you guarantee that you are at least 24 years old and that you are legally able and authorized to do so. The name on the reservation must be present at check-in and throughout the duration of the stay.
Check-in / Check-out: The check-in is at 4 pm and check-out is at 10 am respectively. Requests for early check-ins and late checkouts can be made up to one day in advance and are subject to availability.
Gatherings: Although we are aware that you are visiting Philadelphia to enjoy a good time, this property has a strict "No Party" policy out of consideration for the other renters and nearby residents, you will be staying in a quite residential neighborhood. Parties are not tolerated and will incur a $500 fine plus eviction. Quiet hours are from 10:00 pm to 8:00 am.
Guest Access: Guests will have full access to the home.
The house is set up for self check-in. Instructions will be sent to you 3 hours before check-in.

Overall, Rittenhouse Square is a vibrant and exciting neighborhood with something for everyone. Whether you're a foodie, an art lover, or simply enjoy spending time outdoors, this neighborhood is sure to delight.e city, as both the Market Street West office district and University City are within walking distance. This apartment is well appointed, clean and the hosts were gracious and communicative. The kitchen had everything you might need and there were extra cozy blankets. It was easy to get around without a car as there are 2 bus stops nearby, one just outside the door. If you are a light sleeper or need peace and quiet, youâll need to bring noise canceling headphones to drown out the music from the downstairs business that goes from 7 AM to 9 PM and the conversations from people on the street below. The whole building shakes when a bus or truck goes by. There are black out curtains to keep the bedroom, dark at night which is helpful.
Our stay at this apartment was overall very positive. The online pictures are accurate and give you a good sense for the unit. Most importantly, it was very clean and comfortable. Also, they allow dogs (and there's a private entrance) which enabled us to bring ours with us. The other positives: excellent communication before and throughout with the management team; perfect location just a few blocks from Rittenhouse Square and all sorts of restaurants and shops; comfortable bed and linens; adequately stocked with the basics like towels, dishes, etc. One thing to be aware of is that while the location is ideal in so many ways, it's also right on a bus line (bus stops right at the apartment), which created noise for much of the day and some of the night. Also, the bathroom is rather tight - not an issue for us, but could be an issue for larger people. It was an enjoyable stay and a much better alternative to a hotel.
I had trouble with keyless lock and the hosts were very prompt to help me and they were very nice! SOUTH 20th street is busy and traffic noise can be loud starting arouns 7am. The is an EXCELLENT Italian restaurant across the street and breakfast cafe less than a block away, and lots of other amenities in the area.
