The condo was amazing; the condo building was amazing; and the people running the condo building were amazing. There was a landslide that blocked walking route into town, but you can walk along the beach and it was quick.

If you are looking to come to PV then look no further. Fantastic apartment with all mod cons! Great location for the old town and all the bars and restaurants. The view is immense. Pools are lovely and quiet and the restaurant on site is great and very reasonable. Boys loved the gym too.

You cannot go wrong with a Sayan property but Mike's was a special treat with the beautiful bright colors of decor and layout. The views of course are phenomenal and you can see the 3 pools by the restaurant area below from the balcony. Mike's housekeeper is very thorough as well.
There were never a lot of people in the common areas so it made you feel like you have the place to yourself. This was consistent for the two-week duration.
The food at the restaurant is amazing and portion sizes are nice. Another great plus is the food is priced so nice. There is also a full bar and the staff are phenomenal!
Mike's place is close to all the happening areas and the taxi or uber will cost you about 4 bucks.

This was our third time for staying at Sayan and we canât get enough of it. The condo is very spacious, sparkling clean, and the beds are very comfortable with good mattresses. The location is easy walking distance to the central part of town. The staff is friendly and helpful. We see many of the same staff from years past. We appreciated the good security at the entrance and when a group got a little rowdy. The food at the restaurant is good fare and we ate there several times, so convenient. The pools are extremely clean and well cared for. It was a great stay once again.

The views from the unit are much better than the picture. When you enter the unit's common areas the response is WOW because of the expansive views across the Bay to the mountains, etc. The panorama is beautiful at morning , noon and night.
The unit, the Sayan facilities (pools, patios, and restaurant) are wonderful. The onsight restaurant was incredible bargain and delicious. My family enjoyed all aspects of the property.
The location is outstanding because it is away from the hub-hub, but close enough for either enjoyable walk into town along the nearby beach or the quaint cobblestone road. If your tired to walk back after a day in town, the cab rides were only $3-5.
It was our 1st time to Puerto Vallarta and our group of mid 20s and near 70s were totally enthralled by the city and country side.
If I do come back , I would certainly want to stay at Mike's place again.
House Rules
First and foremost the complex is not a hotel but a private condo residence. You will be sharing the building with full-time residents as well as other guests.
Please follow these rules as a consideration to other residents and guests and avoid any issues during your stay:
SECURITY
1. Security guards are on duty 24/7-
2. All persons (including children) entering Sayan Tropical must be registered with Security.
3. Anyone found on property that has not been registered will be asked to leave.
4. The beach can be accessed by the door at the lower pool. Please ensure that the door is locked when entering or leaving. Unregistered casual guests may not enter via the beach access. Please note that the area is under constant camera surveillance. The beach access gate is locked between 10pm and 7am
5. When entering or leaving the garage, please ensure that garage doors are closed.
6. Visitor parking is available for renters with leases. Please complete the "parking permit" form.
7. Renters are allowed a maximum of 4 outside day guests and must be registered with Security.
POOL, JACUZZI, GYM & STEAM ROOM
1. Use of all Sayan Tropical facilities (Pools, Jacuzzi, Gym & Steam Room) is at your own risk. There is no lifeguard on duty.
2. Hours of Operation for all facilities: 7am- 10pm daily.
3. An adult must accompany children under the age of 12 in the pool and Jacuzzi. For safety reasons, no children under the age of 12 are allowed in the gym or steam room.
4. No electronic audio/video devices are allowed except when using headphones.
s. Food is not permitted in the pools, jacuzzi, gym, and steam room. You may order restaurant service poolside.
6. Absolutely NO glass objects are permitted in or around the pools or jacuzzi.
7. The lower lap pool gives preference to lap swimmers at all times. Use of flotation devices and playing games should not interfere with lap swimmers.
8. For safety, NO running, jumping, or climbing on or over the pool walls. Pool and jacuzzi surfaces and floors are slippery.
9. If you have beach sand on your shoes and feet, showers are provided in both the upper and lower pool areas to rinse off, prior to using the swimming pool.
10. Infants and toddlers must wear waterproof diapers so as to prevent contamination of the swimming pools.
11. Appropriate clothing is required in the gym.
12. If others are waiting for gym equipment, the maximum usage time is 30 minutes.
14. Please replace weights back on the racks after use.
RESTAURANT & BAR
1. Hours of Service: 8am-10pm Tuesday- Sunday.
2. Last orders must be placed before 9pm.
3. Guests may pay with credit or purchase advance restaurant credit via our Administrator. Cash transactions are not permitted.
6. Gratuities are encouraged and must be paid in cash only in the Tip Jar placed on the bar.
7. Sayan Tropical does not offer room service, please visit the restaurant or call to place your order. The restaurant will contact you when the food is ready for pickup. Do not leave dishes outside the unit in the hallway.
GENERAL
1. Wet bathing suits are not permitted in the restaurant, bar, gym or elevators. The floor surface can be slippery and hazardous when wet.
2. Common area lighting is turned off at midnight.
3. No objects may be hung on the balcony glass railings.
4. Nudity, sexual activity, loud talking/yelling and exhibitionism are not allowed in the common areas.
s. Smoking is only allowed in the dedicated smoking areas. No smoking inside the restaurant nor
under the pergola. Smoking is permitted on the restaurant terrace beyond the pergola and the
lower area by the sea wall. Cigars and pipes are only permitted in the lower area by the sea wall.
6. Please clean up after yourselves in the common areas and treat our property as if it were your own home.
7. Under no circumstances are the use of DRONES permitted for recreational use.
IMPORTANT NOTE: There is a 50Kw/day electrical allowance as the air conditioners are expensive to run & easy to misuse. However, the sea breeze has a lovely cooling effect. Extra consumption will be charged at the end of your stay.
