A modern retreat in the peaceful suburb of Fernhill with ‘wow’ factor, there’s multiple outdoor entertaining spaces to soak up the amazing views and fresh mountain air.

VIEWS: Magnificent views over Lake Wakatipu, across to the Kelvin Peninsula, and beyond to the Remarkables mountain range. The elevated hillside location of this home, open plan design, wrap around balcony, and raised upper viewing deck make for endless opportunities to admire the alpine vistas.

LOCATION: Situated in the peaceful suburb of Fernhill, downtown Queenstown is still easily accessible, only a few minutes’ drive by private car, and public buses run regularly. There is also the popular Fernhill Town Link track, which is a 20 minute scenic forest walk into town centre. Two nearby local restaurants are just a few steps from your door, Nest and Lokal, the latter offering takeaways for a quiet night in. This home is a peaceful retreat, yet still close enough to all the action.

STYLE: Mountain Vista has a modern and sophisticated style, thoughtfully designed to make the most of the surrounding alpine views and with outdoor living top of mind. Its open plan kitchen, dining and living area is an elegant space, that is both luxurious and comfortable, fabulous sunshine hours and natural light.

BEDROOMS & BATHROOMS: Four comfortable bedrooms, three with ensuites and all with luxury linens. The master bedroom boasts spectacular lake views and Freeview TV. The fourth bedroom is self-contained with private external access on the lower level (no internal access), great for grandparents or extended family groups. All four bathrooms have luxury toiletries, hair dryers, underfloor heating, and heated towel rails.

LIVING AREAS: Indoor and outdoor living aplenty. Inside, the open plan living area boasts loads of natural sunlight, bi-fold windows, a beautiful wood log fireplace adding an element of rustic mountain charm. There’s a Smart TV and a selection of books and boardgames to keep you entertained, and central gas heating to keep you warm and toasty.

Step outside from three sides of the main living space, offering a seamless connection with outdoor living in mind. There is a wrap-around balcony and lake-facing seating. Guests will love the outdoor ‘sunroom’ with its inviting French doors, stunning schist fireplace and innovative LouvreTec system. This automatic retractable roof, paired with a cosy outdoor heater ensures that you can enjoy this space all year round. It`s the perfect spot for gathering with friends and family, the sunroom also features a spacious dining table, BBQ, and outdoor TV.

KITCHEN & DINING: Modern fully equipped kitchen, including coffee machine. There are multiple seating options, including breakfast bar seating, and formal dining for eight both indoors and outdoors in the covered sunroom for ‘all seasons’ al fresco.

Outside, and up the garden path, you’ll find a charming upper deck area, complete with cedar hut and seating, this is the perfect spot to enjoy and after dinner drink and soak in the sunset.

THE GREAT OUTDOORS: Mountain Vista has ample outdoor areas, to sit, cook and dine, but the icing on the cake really is the large outdoor spa pool* (*spa pool service charges apply), the perfect way to relax after a day on the slopes or exploring Queenstown. There are many local hiking and mountain biking trails on your doorstep in the Fernhill area, if you’re feeling adventurous, you can head up to the top of the popular Skyline Gondola, or to the top of Ben Lomond for a full day hike.

OTHER PRACTICALITIES: There is off street parking on the driveway in front of the property, please note the garage is not available for guest use.

RATES, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of eight guests. A departure clean fee of NZ$400 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $200 including GST). Minimum 3-night stay year-round, and 4-7 nights during peak periods.

The friendly team from Relax It`s Done will be on call during your stay for special requests and assistance if needed. We can provide full concierge services - perfect for local knowledge, insights on the hidden gems and to make your holiday hassle free.

*Spa Pool: Please note, a one-off charge of NZ$200 applies for use of the spa pool. This is to have it professionally valeted, heated and ready for your arrival.

It is important to note that the 4th bedroom has external access and no internal access from the main house.

BOOKING TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.

- Mountain Vista is a residential dwelling and no parties or events are to be held.

- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.

- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).

- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.

- Lost keys will incur a fee of NZ$175; as they are restricted keys they are costly to replace.

- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.

Beautiful house with incredible lake views

This house is beautiful with incredible lake views of Lake Wakatipu and the mountains. The check in process and level of friendly communication was outstanding. We were very pleased with the cleanliness of the house, with all cleaning and toiletries supplies readily available, comfortable beds and ample furniture for the living and dining room areas. The tower fans were also much appreciated as there were a few warmer nights during our summer stay. We would definitely book this house again or stay at one of the other houses that the property manager (Relax It's Done) rents out. Thank you!!
