A luxury four-bedroom holiday with an open plan living area, multiple entertaining areas, magnificent views, and an outdoor spa pool, situated on prestigious Queenstown Hill.

VIEWS: Queenscliff boasts breathtaking panoramic views that stretch from the stunning colours of Lake Wakatipu to the commanding outline of Cecil and Walter Peaks, as well as the famous Remarkable Mountain range. The never-ending vistas provide a captivating backdrop to your stay.

LOCATION: Situated high on Queenstown Hill, Queenscliff offers a convenient and prestigious location overlooking the town. It provides a peaceful setting while still being just a few minutes` drive or a 15-minute downhill walk to the town centre. The popular Queenstown Hill walking track is also nearby, offering incredible views and opportunities for outdoor exploration. Coronet Peak, the closest ski field, is just a 23-minute drive away, and the charming town of Arrowtown is a similar distance away.

STYLE: Panoramic Queenscliff is a modern and luxurious home with a sophisticated and spacious open plan living area and multiple entertaining spaces, and a grand foyer entrance. With comfortable furnishing, tasteful décor, colourful artwork and even an impressive telescope, this home offers a warm and inviting ambiance with an impressive view!

BEDROOMS & BATHROOMS: This home offers four spacious and well-appointed bedrooms. The top floor is dedicated to the master suite, with a private balcony, and stunning mountain views that will leave you in awe, this room is spacious and includes a sitting area, extra-large walk-in wardrobe, and a private ensuite with a separate spa bath and shower. Bedroom 2 offers mountain and lake views, patio access, and separate ensuite bathroom, while bedrooms 3 and 4 offer flexibility with king split beds and access to a shared third bathroom. All bedrooms are equipped with heat pump / air con units to ensure a comfortable stay whatever the season.

*Split beds can be made up as 2 x singles if required, providing excellent flexibility for groups. Please advise your preference when booking.

An additional futon sofa bed in Bedroom 2 can accommodate a ninth guest if required, this is best suited to children. (Charges apply, please advise at time of booking).

LIVING AREAS: With two separate living areas there is ample space to spread out. The main living room features a cozy gas fireplace, perfect for chilly evenings. Entertainment options include Smart TV with MySKY, a DVD player, surround sound and a large selection of DVDs, books, and board games available for guests to enjoy. There is an additional media room downstairs with reclining couches perfect for movie nights or SKY TV. During your stay you are welcome to use the golf clubs, mountain bikes, Mac desktop computer, printer, rucksacks for walking and chilly bins for picnics by the lake.

KITCHEN & DINING: The large and fully equipped kitchen features modern appliances, breakfast bar seating area and coffee machine. The kitchen and dining area open out onto a spacious balcony with outdoor table seating, recliners, a BBQ, and panoramic views. It`s the perfect spot to enjoy meals while soaking in the beautiful surroundings.

OUTDOOR ENTERTAINING: With three separate outdoor areas there is plenty of opportunity at Queenscliff to fully embrace the stunning alpine surroundings. The large balcony off the kitchen and dining area is equipped with outdoor seating, recliners, and a BBQ, providing an ideal setting for alfresco dining and relaxation. And, for a real treat, pamper yourself with a soak in the outdoor spa pool* (*additional charges apply) while admiring the paragliders gliding down from Bob`s Peak and taking in the majestic mountain vistas.

OTHER PRACTICALITIES: Other practicalities and comforts include heat pumps/air conditioning, a double garage with internal access for secure off-street parking, ski racks and drying cupboards for wet ski gear and an internal lift.

LARGE GROUPS, WEDDINGS & EVENTS:

RATES, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of eight guests. A ninth guest can be accommodated on the sofa bed with prior arrangement and is charged at NZ$50 per night.
*Spa Pool: A one-off charge of NZ$150 applies for use of the spa pool. This is to have it professionally valeted, heated, and ready for your arrival. A departure clean fee of NZ$475 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $200 including GST). Minimum 3-night stay year-round, and 4-7 nights during peak periods.

Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.

BOOKING TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.

- Queenscliff is a residential dwelling and no parties or events are to be held unless prior arrangements are confirmed with your property manager. (Events fee and terms & conditions apply).

- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.

- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).

- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.

- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.

Amazing stay at beautiful Queenscliff. We especially enjoyed the hot tub and amazing views. The house was clean and extremely well stocked. Had everything we needed and was perfect for our family of 5. The walk into town was quick and we “carb loaded” with Ferg pastries for the walk back up the hill. Hope we can come back soon!

Perfect A view to enjoy.

Our family of 6 stayed here for 5 nights. We were left breathless at the beautiful view upon entering. A different sunset every night looking over Queenstown and the lake. The home itself is lovely. Master upstairs with a full wall of windows to enjoy the outdoors and 3 rooms on the lower level. There is not anything negative I can say about the house, the management and overall ease of our stay. It was perfect Thank You.
