Our home comfortably accommodates up to 12 guests. For any additional guests beyond this number, a fee of $20 per person, per day will apply. This fee helps cover the extra cleaning and wear and tear on the property. Guests must reach out to confirm any additional guests with me in advance.

★ NO SMOKING ★
Please refrain from smoking during your stay! Any smoking evidence will incur a $500 fee for odor removal and furniture cleaning.

★ SECURITY CAMERAS ★
For the safety, security, and enforcement of house rules, we have installed 3 exterior security cameras on the premises. One camera overlooks the front yard and driveway, and two cameras monitor the backyard, including the patios and back parking area.

Please note that these cameras are solely for security purposes and to enforce house rules. They are not actively monitored unless there is a safety concern or security issue. We prioritize the privacy of our guests and do not use these cameras for any other purpose.

★ HOUSE RULES ★
1. NO PARTIES OR UNREGISTERED GUESTS: Registered and Approved guests only on the property. No parties/events. Maximum occupancy is 12 guests unless you’ve received prior approval, and the extra guest fee has been paid if applicable.

2. QUIET HOURS: 10:00 PM – 7:00 AM. Please be respectful of our neighbors and the cabin guests at all times, including daytime noise levels.

3. NO SMOKING/VAPING/DRUG USE: Smoking or drug use indoors is strictly prohibited. If you choose to smoke outside, it must be done on the designated back patio only. All cigarette butts must be fully extinguished and disposed of in the outdoor trash bins. A minimum of $1000 will be charged if smoke remediation is required.

4. SHARED SPACES: As noted in the listing, the backyard and parking area are shared spaces between units. Each unit has its own designated private patio. Guests may only use the main house patio. Use of the cabin guesthouse patio is not allowed.

5. PARKING: Parking is available for up to 6 vehicles in the back graveled area. Please keep 2 spaces near the cabin guesthouse available for the guests. Parking on the street or driveway is strictly prohibited. Parking on the driveway, and street (especially in front of mailboxes or neighboring homes) is not allowed.

6. PETS: All pets must be disclosed and included in the reservation, and the pet fee must be paid prior to arrival. Pets are not allowed in bedrooms or on beds/furniture. Guests must provide their own pet bedding and clean up after their pets. Additional cleaning charges will apply for pet hair on linens or excessive cleaning required.

I had a very good experience at this rental. The home is just as advertised and the owner has put in obvious effort to setting this up just right for travelers. The interior space is very functional and the back yard is huge. The surrounding neighborhood is quiet and friendly. Communication with the owner was excellent. I would definitely rent here again.

Nice updated house in a good location in the middle of the Salt Lake & Provo area. Good kitchen with an additional kitchen in the basement if you have a large group. Nice bedrooms with two lamps on the side of the bed (these lights are totally missing at many rentals). Two bathrooms one on each floor, with decent size sinks. Many rentals have only one small sink. Very large back yard for children and the pup. Good communications and very easy check-in.

Spacious Riverton Home

This lovely home was exactly as described. No one in our group was disappointed. The house was very clean, modern, and extremely spacious for our group of eight people. There were many amenities. We loved the two fully equipped kitchens and outdoor grill since we cooked dinners at “home” most nights. The owners, Mandy and Nathaniel, were friendly, accommodating, and very helpful. Communication was excellent! If we had any questions or concerns, Mandy responded to a text message within 30 minutes. The location was good. We are skiers and gathered in Riverton this year for a mini friends’ reunion. The six comfortable bedrooms, two kitchens, and spacious living rooms were perfect and allowed all of us to have some private time on each floor, as well as, group gatherings in one space. There are many restaurants, shopping plazas, parks, food stores, bus stops, etc. not far from this home which we found to be very convenient. We could be in the parking lot of each ski resort in Big Cottonwood or Little Cottonwood Canyon within 50 minutes. Additionally, the home is on a half acre lot, so there was plenty of space to park three cars in the back driveway. Furthermore, the thoughtful touches and amenities provided by the host truly made us feel welcome in their home. We would definitely stay here again!

We enjoyed the house, warm and comfortable. The beds especially were excellent, hotel chic plus very comfortable and more rare, great pillows, too. Lots of hot water, dishwasher and laundry very convenient. Quiet street, big back yard with some mountain views. This location was close to every kind of shopping, and eating out. The only concern was the concrete steps up to the back door. They are steep and narrow and slick in wet weather. Carrying things into the house from the parking area was tricky. Some kind of handrail would be very useful.

Perfect spot for a gathering of college kids and adults. Skied three different resorts and the accommodations were perfect for our group. Sleeping arrangements were super flexible for our group. Large Comfortable House in Suburbs of SLC

It is a comfortable house in the south suburbs of SLC. There are restaurants and shopping nearby. It's about a 30 minute drive south of downtown. Skiing is about an hour - Park City and the resorts in the canyons. If you have dogs in the back yard, the neighbor also has dogs and isn't very happy to have the rental dogs in the yard. We just had to time our dogs going outside with the neighbors. We mistimed it once and it was awkward. The neighbor clearly does not like having VRBO tenants next door.

A Quick Family Reunion Location

I was putting together a family reunion a month or two out and found this wonderful home which would fit all of us easily ( 9 adults, 2 kids, one toddler) it came furnished with a Pack 'n Play, beds for everyone, on a large lot which was perfect for the dog that came along with us. the rules were up front and simple to follow, and we had a really enjoyable time. our family was able to fit in such a comfortable home that almost was like our own.

WONDERFUL HOME!, GREAT EXPERIENCE

We needed a place to gather for family from out of town and in Utah. This home had ample space for our family with two complete kitchen and living room areas. It was so perfect for Thanksgiving! Everything was sparkling clean, well appointed, well stocked, and very comfortable. The location was great, with lots of shopping restaurants and activities nearby, with good proximity to the airport. It’s at the end of a quiet street, with a very large yard for the kids to play in and ample parking. The host was very responsive and helpful, especially when we needed to extend for a day! Thank you for a great experience!
