Stunning Views. Cooling, Comfortable Tradewinds: Coconut Breeze is the villa you have been searching for: expansive views over Coral Bay, East End, Sir Francis Drake Channel, BVI and the open sea beyond. Gentle breezes will keep you in perfect comfort with rarely the need for the full A/C. Although you may never wish to leave the relaxing covered deck and picture-postcard view over the pool and island-studded sea, you are only minutes away from the beautiful north shore beaches.
The property consists of a total of 3 bedrooms, 3-1/2 baths: a 2-bedroom, 2-1/2 bath main house (base price includes up to 4 people in the main house and private pool) and a separate guest cottage with queen bed for an additional fee per person. Each bedroom has its own bath. The main bedroom in the upper living area has a king bed, ocean views and enjoys a large ensuite, double-sink bath with spacious shower. The private lower bedroom with queen bed and ensuite half-bath walks directly out to the pool deck and has a fun outdoor shower with island/sea views. For more than 4 guests, the remote guest cottage will provide another very private 3rd bedroom with queen bed, full bath, kitchenette and spacious sitting porch with views to Coral Bay below. The main house living area sofa does fold out to a queen bed as space for 7th and 8th guests, if desired. There is a convenient half bath located in the main living area. The lower bedroom and cottage are accessed by outdoor stairs and walkways.
A whole house generator provides automatic power backup in case of island power outage.
The villa overlooks Coral Bay with its colorful bars and restaurants. While live music can be found on most nights in Coral Bay, the music dies down before too late and the sounds of the island tree frog chorus provide your natural symphony for the remainder of your evening on this quiet side of the island.
The road access to Coconut Breeze is primarily paved but does still have sections of unpaved, dirt roads. Therefore, a 4-wheel drive Jeep or SUV is required. Some parts of the concrete road are fairly steep, so if it is not adventure you seek we would encourage you to look elsewhere for your rental. There is concrete paving along the upper steepest stretch just before the driveway. For those who relish the fun, Coconut Breeze will not disappoint as your prize for your 3-minute occasionally bumpy climb in your Jeep.

The house has views that are simply amazing. Looking out at the sunrise, Coral Bay, BVIs, the open ocean, clouds, rainbows was great all week long. The road up to the house is an adventure and the place is well set up for our group of four. Enough outdoor space to sit in sun by pool, but also plenty of shade when you need to get out of the sun. A lovely place for a vacation on St. John.
Outstanding property- and we had been to St. John before- so we knew the steepness of the hills and driving protocols! Fabulous house perched above the harbor! Outdoor shower was the best! Amazing views and stars!
Great place for large families or groups of friends traveling together. Amazing views from the deck and pool. Make sure you have an all wheel or 4x4 vehicle.
Very comfortable house in Coral bay. The road to get to it is partially paved and very steep- not unusual for St John. The owners make it clear you need a 4 wheel drive to get to it and they arenât exaggerating. We had some water issues because of a running toilet and Fred and Kelly were on top of it. Beds are comfortable and air conditioning worked well. Best views in StJohn!
This VRBO is more than we ever could have hoped for. The view is spectacular and it is a private oasis second to none. Donât miss out on this one. You definitely must have a jeep and itâs a little intimidating the first time you drive up the road but after that itâs totally fine. The greeter, Kelly, was so helpful to us and the hosts were very responsive.
We had an excellent stay at Coconut Breeze Villa for a week. The owners were very prompt in answering questions, and on island greeter very helpful in leading us up to the house and getting us situated.
This was our 3rd trip to Coral Bay, and we love this general location. Itâs a âSt John Styleâ driveway/road approach, but the location and views are SO worth it! This house is very close to the Dolphin Market, Johnny Lime, Surf Club Cantina, etc⊠Itâs easy to get to either North Shore beaches, east end beaches, or Salt Pond.
We were a multi generation group who enjoyed being all together yet having separate spaces this home offered. The bedrooms had cool AC, and comfy beds. The kitchen was well appointed. The pool was nice to take an evening dip, and to keep kids busy while dinner was cooked. Having laundry makes packing much lighter. There are coolers, beach chairs, snorkel equipment, beach towels, and floaties for use. We managed to pack in only âpersonal itemsâ for this trip!
He road to the Villa was extremely steep and rugged. Great Jeep commercial highlighting the adventure and joy of needing one!
Once we got there, the views were spectacular, more than big reward for the drive.
The house was clean and well appointed for anything we wanted to do there or as we explored beaches and snorkeling.

Great view of CoralBay. House has everything to enjoy the pool and beach including chairs, floats and sandless towels. The road to the house is steep but that is characteristic on the island. Rent a 4wheel drive jeep.
Just returned from 6 day stay at Coconut Breeze. As many has stated the view cannot be beat and I miss having my coffee outside overlooking Coral Bay. The setup of the house worked beautifully for my family with a separate cottage for my son and his girlfriend and 2 bedrooms in the main house for me and my husband and my daughter. It was a perfectly well appointed house with pool, outdoor grill , air conditioning , washer/ dryer and all amenities you need. I had much communication with the owner Eileen prior to my visit. She was very responsive answering promptly and was helpful. The only negative I can say is the drive up a steep and sometimes unpaved road to the house. You absolutely need a 4 wheel drive. We did adapt to it after a few times however. We had a great time and loved this house!
Just returned from a fabulous trip to St John, this was our first time on the island. We enjoyed our stay at Coconut Breeze. Great location in Coral Bay with fabulous views. Well stocked kitchen and more than enough beach supplies. Accurate description for the property.
Amazing views! Perfect for our family w kids 15, 12, and 8. Clean and plenty of room. Pool is nice. Amazing views. Road to house a little steep, but manageable in a Jeep. Great location and easy access to Salt pond cove, Rams Head, Mrs Lucyâs and a few other spots for lunch and dinner. Direct TV didnât work for us during our stay, but Netflixâs and Hulu fine. Snorkeling gear worked great although a few need clips to hold snorkel to mask. Chairs worked fine. Amazing snorkeling on the island. 5 stars. We will stay here again.
Had a great family stay at Coconut Breeze Villas with adult family members. The property was as described and the vacation was very relaxing.
The kitchen is well stocked with all the pots/pans, flatware, etc typically needed. There is also a large selection of seasonings and other items like olive oil and coffee.
Every bedroom area has a deck facing Coral Bay so you can easily sit outside and enjoy the views without disturbing others in the party.
The property was very quiet with many beautiful landscaping flowers. The pool was a nice added touch but the water was cool in March and the pool deck was shady in the afternoons.
The drive up from Coral Bay is 1/2 mile long and very steep. Lots of places indicate a Jeep 4x4 is required for access to island villas, but we rented an AWD Rav4 and had no problems. All the roads on St John are narrow and steep so we appreciated our smaller rental cars.
The two grocery stores in Coral Bay had plenty of food and drink options, but some of the Coral Bay restaurants closed due to Covid and haven't reopened. The four local restaurants open during our stay were Skinny Legs, Limeout, Wok on the Beach and a pizza bar.
Lots of great snorkeling. Went to Cinnamon Bay (beautiful fine sand beach), Waterlemon Cay (one mile walk to snorkel put-in, saw lots of fish, coral, turtled, rays, and a small nurse shark), and Hansen Beach where double kayaks could be rented for $20 per day. The hike out to Rams Head was pretty and not too strenuous and Annaberg Sugar Plantation (right at the start of the trail to Watelemon Cay) was definitely worth visiting.
Overall a really nice stay in a very beautiful villa.
We have stayed on St John 7 times and these were the best views yet!
The house was as listed, though could have had a more thorough cleaning for the cleaning fee. There were plenty of towels but some of the beach towels could use replacing. The air conditioners were very quiet and more than enough on warm nights. Loved having the donkeys visit in the evening. There were plenty of kitchen supplies. My main issue was with the condition of the beach chairs , there were only 2 that were usable and those had broken straps . As a group of 6 we had to take turns sitting in the chairs at the beach. I was also surprised with covid around that the hand soaps has been watered down. Overall we had a great time just a bit of upkeep needed.
We have been visiting St. John for 20+ years and this was our first time in staying in Coral Bay, I was not disappointed. The veiw from this villa is one that shouldn't be missed!!
It's the perfect place to stay on the quiet side during busy season.
The driveway was about what we expected for being in Coral Bay and no more adventurous than driving on St John anywhere else.
I wouldn't plan on using the house beach chairs again as they where rusty and only half working I definitely would not call that a deal breaker.

Iâll start with the best partsâŠ.. the VIEW was GORGEOUS once we got to the house. The house was well stocked with any necessary kitchen dishes, pans, appliances, etc. Beds were comfortable. There were coolers and beach chairs (several old and a couple newer ones).
Restaurant choices were minimal in Coral Bay, they were closed some days and closed early on the days open (by 8pm so go to dinner early). There is a nice grocery store very close by. Prices are high but as expected. We had 7 adults in our party (my parents in their late 70âs and our 3 grown daughters). The guest cottage was a great addition to the property, however was not cleaned and ready upon our arrival around 8pm. We had to sweep and put clean sheets on the bed. The owner had a hard time finding anyone to clean and it took 3 days for someone to come clean, however he did text us every day about the situation and felt bad. We managed but it was very disappointing to not have that space clean, especially during Covid. The 3 girls stayed in the guest cottage due to the walk up to the main cottage. It would have been a lot for my parents.
I read all of the reviews about the driveway, but it was steeper and more rugged than I expected. With that said, the entire island is more mountainous that I knew, so be prepared. (We rented 2 four door jeeps and wouldnât have it any other way). It was truly gorgeous though. The drive from the airport was a challenge in the dark. The manager did not meet us at the car rental so we were on our own for the 30 minute drive to Coral Bay. Every VRBO that I have rented in the USVIâs had scheduled the property manager to meet and lead us to our house. If youâve been to St. John before it may not be a big deal, but if itâs your first time, I would be sure they meet you at the car rental and lead the way, especially in the dark. Do not take Highway 10, take Highway 20 on the north side. The view is much better and the roads are much smoother (itâs only about 5 extra minutesâŠâŠ wish we had known that ahead of time). The pool was very pretty but only gets morning sun. Not a big deal for us since we went to beaches every day, but didnât relax at the pool before dinner, like we usually do. Overall, house was as expected and beaches were beautiful. We loved St. John and hope to return again!
What a great house and wonderful location! We enjoyed our 12 days stay in this lovely Coral Bay property. The house did not disappoint and was very comfortable! We loved drinking our coffee on the spacious deck with the wonderful views! The only disappointing factor of our trip was that Coral Bay restaurants were very sporadic with being open and hours. We loved the adventurous road up to the house and seeing all the donkeys and goats on our way.
You Definitely need a 4wheel vehicle to get up and down to the house and really most of the roads in St John.
The house was clean, very comfortable, and very well stocked with almost any kitchen item you would need ! The view was amazing from the top deck and living room area and the pool!

Beware that you absolutely need a 4x4 to get up to this house. Make sure you confirm rental first. The description should be more clear and I have suggested that to the owner. We could only get a regular SUV (not 4x4) and it was not able to get up even the first section of hill. We had to leave our rental at bottom of hill. We would hike down in the morning to our rental with whatever we could carry and needed for the day and then paid the greeter to drive us up every day. Huge thank you to the greeter for working us into her schedule. It was definitely an adventure . House has great views, feels islandy and was as shown in pictures but we ended up leaving early to a hotel due to the inconvenience of not having a our car. I would also note that the second bedroom is on lower level and accessed from walking outside and down a flight of steps. My kids (10, 12) would not sleep down there alone and it also has a strong musty smell from being subterranean. The Cottage and Master BR are nice.
House is located right in Coral Bay area with restaurant options, a market and access to great snorkeling nearby.
We had a great vacation at this home, other reviews stated that the road up was treacherous, but we found that it was typical of many roads in St John and never felt it was dangerous! We ha d a few issues during our stay but our property manager and the homeowners were very helpful and in constant communication! We will definitely stay here again, ohhh and I forgot to mention that the views are spectacular!!
