1. No smoking. There is a strict no smoking policy (including on balconies or terraces). Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property. 2. Strict no parties policy. No parties are permitted at any time. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules 3. Children. We welcome children of all ages to our property. Please take into consideration steps and balconies in the safety of your children before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of the parents and/or guardians. Supervision of children around stairs, balconies, roads, driveways and all areas of the property and surrounds are the sole responsibility of accompanying parents/guardians and Furnished Properties accepts no responsibility. 4. Please minimise noise between 10PM to 7 AM. No excessive music or loud noise between 10PM to 7 AM to ensure our neighbours can enjoy a night of undisturbed sleep. The majority of our neighbours live here full time. If any neighbours report excessive noise, your stay could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the full reservation amount and be liable for any additional call out fees due to complaints. 5. We provide an initial supply of consumable household supplies and toiletries. 6. We understand that accidents do happen and kindly request that you report any accidental breakages or damages in writing before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests. 7. Please respect our check-out policy. Departing after the designated check-out time of 10:00 AM incurs a $150 fee. This fee not only covers the additional resources required to accommodate late departures but also helps us maintain our commitment to punctuality and respect for all guests. You will be liable for any associated costs and additional fees incurred from damages, relating to our loss of a subsequent guest reservation or booking alternative accommodations for any part of the time you overstayed. Location is great, close to central station and shopping. Apt is large, everything you need. All hard surfaces were dusty on arrival, I thought I paid cleaning fee? Broom needs to be replaced. Vacuum cleaner useless, only runs for 15 seconds and no suction! Bathroom needs better lighting and a good clean, some mould on tile walls & floor, very dusty exhaust fan. Need shelving in shower for products instead of floor! Air con unit filters were filthy! only mirror is in the bathroom, a full length in hall or bedroom would be ideal. Large closet in the bedroom but only 10 hangers, shelving or drawers would be useful or dresser. Side tables & lamps were dusty (shades stained and should be replaced!) We found a damp, smelly blanket rolled up in a ball in the closet! The bed is old & uncomfortable, duvet grey & stained. Carpet in living area has many stains - remove or replace! A recycle bin would be useful as well as dish sponge, cleaning supplies and cloths. The charge bar was useful. Fridge opens the wrong way, quite annoying! The chairs on the balcony are dirty, it was difficult to enjoy sitting on the balcony. The elevator malfunctioned and was not repaired at the time of our departure, no communication from management as to when repair would happen, we had to carry our luggage down the stairs on our departure. Having to get up early during our vacation to have smoke detectors inspected was inconvenient.

Had issue A/C with water leaking out of the unit . Property management fixed twice . But still after the a/c was on for 8 to 10 hours it would spewed out water and make loud noise. Also the place could be cleaned better . Found dust under the bed and cabinets had dust on the top.. The water pressure isn’t very strong and takes a while for the hot water to get hot
