This exceptional property is designed to offer the ultimate indoor-outdoor living experience. With four bedrooms and two bathrooms, it provides plenty of space for you and your guests to relax and unwind.
The spacious open-plan lounge and dining areas are air-conditioned and feature polished floorboards that flow out onto a sun-drenched North-East facing fully covered veranda, creating a seamless transition between indoor and outdoor living.
For your entertainment, the master bedroom and living area both feature smart TVs, and additional Foxtel is provided free of charge so that you can keep up with all your favourite shows.

Configuration
Upon arrival, guests will find themselves in a spacious open plan living, dining, and kitchen area that effortlessly flows onto a stunning covered deck. Towards the back of the house, four comfortable bedrooms await, providing ample space for a peaceful night's rest. The master bedroom features an ensuite while the second, third and fourth bedroom share the second bathroom and separate WC.

Enjoy a BBQ on the expansive entertainment deck or simply relax and unwind in the private, newly renovated backyard while the kids run around. Take advantage of our convenient outdoor shower to rinse off after spending the day at the beach.

Parking
The property provides convenient parking options for guests, including a single garage and ample space for up to two smaller cars on the driveway, in addition to street parking availability.

Pets
We warmly welcome up to two pets as part of your stay at our home, recognizing that they are cherished members of your family. Please kindly keep pets restricted to outdoor areas unless prior approval to stay indoors is provided. Indoor approval is granted on a case-by-case basis to ensure the suitability of our home. Please also note that all pets are subject to an additional $59 pet fee once the reservation has been confirmed.

While we strive to ensure reliable service, please understand that we cannot guarantee 100% uptime for the Wi-Fi, and no compensation will be provided for any disruptions. Booking excerpt as per Rental Agreement/Terms & Conditions

Our home is designed to host groups aged 25 and above as well as family retreats and can accommodate a maximum of 10 guests including visitors, with prior approval required for extra guests. If you are unsure whether your group is suitable for our home, please reach out prior to booking. Kindly note that the account holder must occupy the premises throughout the reservation.

Guests will be asked to complete a guest registration form, sign a rental agreement, and be able to provide government IDs of all adults – please answer all questions truthfully to help us tailor your reservation. Any misrepresentation may lead to immediate cancellation or eviction.

We require that guests adhere to the mandatory NSW Code of Conduct for the Short-Term Rental Accommodation Industry. Parties, hens, bucks, or other celebration gatherings are not permitted and due to new restrictions, noise complaints can result in a $500 on the spot fine. Please respect our neighbours and be mindful of noise levels throughout your stay. Noise and security monitoring devices installed within legal guidelines, including one security camera overlooking the driveway/outdoor entry area.

Our home is self-catering, offering starter supplies usually sufficient for a weekend stay. While firewood, travel cots, and highchairs are not provided, you can book these and other additional services through our guest portal after completing registration.

Please leave our home neat & tidy to avoid extra cleaning charges. Our cleaning fees increase by 1.5x for Sunday check-ins and 2.5x for public holidays. For bookings of two weeks, the cleaning fee doubles, and stays longer than two weeks require mandatory fortnightly cleaning, billed to the guest, with optional linen changes available to book.

A security deposit of $1,000 will be withheld for your stay two days before your arrival and released after departure, pending the home inspection.

Great House in nice location

Very comfortable stay in a lovely well-equipped house. Enjoyed by all including the dog. Easy walk to the lake and beach. 20min walk if you want to swim between the flags - we drove and always found a car park. Avoca Beach was a delight. Like Minds Cafe close to house was great. We would definitely stay again.

Avoca Beach Stay

This is a lovely property with adequate space for 10 people. My friends and I had a wonderful time staying here for 10 days. Avoca Beach is a fantastic beach and is only a short walk from the property. This made my morning beach walks very easy. I enjoyed my stay at this property.

Attractively furnished house and well equipped kitchen that was very comfortable for the six of us. Loved the rainbow lorikeets that visited the orange flowering gum at the front of the house. The king size bed has a fabulously comfortable mattress.

Good location

The location was great with the convenience of restaurants, beaches and water sports. The house was good, although it could have used a vacuum in the bedrooms and a better clean in the bathrooms. Overall it was a nice family holiday.

Great winter holiday break at Avoca beach

The accommodation was real nice and spacious with timber floor in the living, dinning and kitchen and carpet in the bedrooms. Very close to Heazlett park with Sandy beach on one side and lake on the other . We would have stayed longer there except the wind was cold. Saw some people fishing just off the Avoca drive near the accommodation. We'll do that next time.😊
