The home is thoughtfully equipped to meet all your needs during your stay. With three bedrooms and two baths, it comfortably accommodates up to eight guests. All beds have brand new mattresses as of May 2024.

Upon arrival, guests are greeted with a sampling of K-cup coffee pods and hotel-sized toiletries to kickstart their stay. I also supply laundry pods, dishwasher detergent, dish soap, paper towels, napkins and toilet paper, though you may need to purchase additional supplies depending on usage and length of your stay.

Inside, you'll find 4k smart TVs in the living room and all three bedrooms, a walk-in shower in the master bath, and a dining table that can comfortably seat eight adults. A dedicated work space includes an ultrawide monitor, laser printer and ethernet connectivity for the fastest internet speeds.

The updated kitchen is a chef's dream, stocked with everything from stone dinnerware service for eight to a Ninja slow cooker, air fryer/countertop oven, blender, stand mixer and full spice rack. High-end laundry machines are one step away from the kitchen.

Step outside and discover your own private oasis in the incredible fenced-in backyard, complete with a pristine saltwater pool and 7'x7' spa, built in 2023. Swimmers will love the 37-foot swim lane, while the screened lanai offers a cozy spot to relax in the shade. In the evenings, enjoy dinner on the huge patio, surrounded by lush native plants and landscape lighting. Your backyard relaxation is made effortless with provided essentials such as towels, chairs, coolers, a propane grill and an umbrella-shaded dining table – all you need to bring is your swimsuit and lots of sunscreen!

Additionally, the house includes board games for rainy days and baby gear including a Pack 'n Play, high chair and toddler dishes. For the pups, we provide supplies like food & water bowls, poop bags, toys, a comfy bed and a crate suitable for dogs up to 50 lbs. Cleaning supplies and a vacuum are provided. Your furry friends will feel right at home too, thanks to convenient dog doors leading to the lanai and backyard.

Plus, with IMG Academy, the world-famous beaches of Anna Maria Island and easy access to both Bradenton-Sarasota (SRQ) and Tampa International (TPA) airports, you'll have everything you need right at your fingertips. The house is located conveniently between Manatee Avenue and Cortez Road, the two main shopping and dining destinations in West Bradenton (and the two roads that lead to Anna Maria Island).

POOL INFORMATION:

**If you want the pool heated or chilled for your visit, please read the following information and send me a note through VRBO's messaging system once you've booked the property.**

> During the spring and summer months, the pool will often remain naturally above 80 degrees (and often above 90!). While this temperature suits many guests, for those seeking a temperature that's more conducive to extended play time and swimming laps, I offer the option to chill the pool to a refreshing 79 degrees for $30 per night of your stay or $150 per full week. The same fee applies to heating the pool to 86 degrees during the cooler months. This nominal fee helps me keep my base rate affordable for all guests, offsetting the increased energy consumption.

> Spa heating is included with the pool heating fee. For guests who do not wish to heat the pool but do wish to heat the spa, it can be heated separately for $15 per night of your stay or $80 per full week from October through May. There is no charge to heat the spa from June through September.

> I strongly recommend heating the pool if you plan to swim between October and May. Kindly inform me in advance if you wish to heat the pool during your visit, as it takes anywhere from 12-24 hours for the water to reach the desired temperature, ensuring you can enjoy it throughout your stay.

> Please be aware that if you choose to heat or chill the pool, you will be charged for each night of your stay to maintain the desired temperature. External factors such as weather may affect pool heater and chiller efficiency, and refunds cannot be provided for circumstances beyond my control. The heater will not work when air temperatures drop below 60 degrees.

> While the pool undergoes weekly professional maintenance, I do not offer round-the-clock service as you might find at a resort. You may need to use the provided net to remove any debris before using the pool. The pool service typically visits on Friday mornings, though their schedule is subject to external factors beyond my control.

> During the summer months, the pool loses several hundred gallons of water per week to evaporation so guests staying longer than three days may need to add water. I provide a hose connected to a timer to simplify the process, so all you'll need to do is put the end of the hose in the water and push a button on the timer to start filling.
