WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-This property provides Netflix, Amazon Prime, Disney+ and other streaming channels
-A high-power mini-split AC and heat pump unit in the main space keeps the house comfortable, even in the occasional heat wave!
-The main-level living area fireplace is gas; the main-level bedroom fireplace is electric; the lower-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill; propane is supplied.
-This unit does not have a fire pit.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS. Additional parking is available right across the driveway, in the overflow area - just a few steps away!
-Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing 5 steps.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Our stay was short but amazing. This condo is beautiful and clean. The views of the Mount Washington are incredible. Nothing like watching the sunrise from your living room over the mountain. Highly recommended!

The home was perfect for 3 families, had more than enough room, had amazing views and was very well stocked. The owners were amazingly accommodating and the only comment I have (far from a complaint) was that the home could have used a few more bath towels. Beautiful condo

We had a great stay at C11. Such a beautiful condo, so close to the mountain and perfect for our large group of kids and adults. Kids had their own space on the lower level with comfy couch and tv with Wii games. Adults could spread out on main and upper levels with large bedrooms, kitchen and living room. Would definitely recommend this place to others looking for a large, clean and comfortable space within walking distance to Bretton Woods!

Very Nice Experience

Mountainside, and close to trails and lodge. Also very convenient to Omni Resort. The service from the company is responsive, professional, polite and efficient. The service during the stay was also the same. The unit was very nice, very clean, and had (almost) everything we need! What we didn't have was attended to immediately. Would be happy to rent from BWV again.

Great for a family

Stay was great - the place is comfortable, clean and spectacular location. Wish that there was tissues available instead of having to use toilet paper for our littlest guests runny nose. Also, if you have more than 2 cars, it's a little inconvenient having to park half a mile away in the overflow lot, but if you plan for it, shouldn't be too bad! The bunk beds were a huge hit with the kids, but are VERY squeaky. We will consider coming back if we are in the area for sure. Communication with management was super easy. Thank you!!

A great ski escape

Me and six of my friends wanted to go on a nice ski holiday to relieve the stress of our busy lives, and this cabin fit our criteria perfectly: spacious, great views, immaculately clean, quiet and cozy. There was an electric fireplace in the HUGE main living room, and the rooms themselves were amazing - beautiful, well decorated, and comfortable. I passed right out after the snowboarding and had one of the best naps of my life. Like a home away from home, it was fully stocked with everything you would need from a two-day to a weeklong stay, and the owner Alex is one of the best people to work with (thank you so much!!). He was very patient and hospitable, making sure that we really got the best out of our experience. I would definitely recommend this property to anyone who wants a great weekend escape from the hustle and bustle of city life.

Nice location adequate rooms. Seemed to have everything we needed. I would suggest a more complete list of the extras supplied so renters don't lug unneeded intend. For example, high chairs, portable crib thr fireplaces were a nice touchNegative aspects- main living room furniture was old and worn as were the kitchen cabinets . The cleaners could do a better job. SEVERAL areas had cobwebs, the screen slider to deck was very difficult to use and the windows were dirty. We could not lock the windows when we left as they wouldn't shut tight enough. The front entrance area was very worn and tired looking. This is the first thing you see when entering. A suggestion, hightop chairs on the decks would be amazing as with the current ones you are looking directly at the railings. The view is too beautiful to be blocked when sitting out there.

Excellent ski in/ski out spring finale with Friends

We booked with Alex as a spontaneous decision with friends to take advantage of the late spring blizzard snow and get our ski legs on for one last time. The location was perfect as we had a 9 and 6 year old who were just learning. The condo layout was perfect for 3 couples and 3 kids with all the toys and the perfect Netflix options to keep them entertained when we were not on the slopes. It was a huge plus that we were allowed to bring a pet given our last minute decision to go away! We would definitely rent again and have already started to look at the calendars for next year. Our only worry while we were there is the seats at the table and the stools at the bar are not stable and had rungs that were not connected well to the legs of the chair. We moved them into a bedroom so that the kids wouldn't fall.

Amazing getaway!!!

I was looking for an affordable last minute getaway and I got the jackpot with this listing! I know it was outside of peak season but this amazing condo was everything we could have asked for! I highly recommend this for parties of 2 up to 10+. You won’t be disappointed! Jon D
