By reserving this property, you agree to comply with the following House Rules:

- Only park in the driveway. The roadway is not for parking.

- Ensure all trash makes it into the can.

- NO SMOKING OR VAPING IN THE HOME or on the property.

- No illegal substances allowed on the premises.

- No unregistered guests allowed overnight on the property.

- Excessive amount of guests not allowed

- No packages mailed to the home.

- NO PARTIES or Events of any kind inside or on the property. We use a noise sensor in the home to detect elevated noise levels that signal a party or noise ordinance violation. If we receive an alert from the sensor we will contact you immediately.

- No excessive noise after 10Pm. Quiet Hours 10P-7A. There is a noise level county ordinance. Violation may result in the police being called, and termination of your reservation.

**Fire Pit Safety**

- Never leave fire unattended

- Ensure fire is completely out before leaving or going to bed.

- Fire extinguisher in kitchen

- We currently do not provide firewood, additional for purchase at local grocery stores and gas stations.

** Please note: No parties or gatherings of any kind are allowed- this will result in in a $500.00 fine and an immediate termination of your stay without refund. A party or gathering is defined as having a group of people in the home greater than the number on the reservation, without first obtaining express permission from management.

To protect the comfort of future guests, this is a non-smoking property. A $500.00 upholstery cleaning fee will be accessed to any guests who smokes in the residence.

Long Term Guests: all guests staying 30 days or more will be subject to paying their own electric and natural gas costs (if any), re-billed monthly.
Guest will enjoy a “starter pack” of paper products, morning coffee supplies, and soap products. Longer stays will require the guests to provide their own additional supplies.

**PENALTIES / CLAIMS FOR THE FOLLOWING**

- Damaged or Stolen property: At replacement cost of the damaged or stolen property.

- Smoke / Fire damage: $250+, dependent on cost to clean/repair

- Lost Keys: $50 to rekey

- Late Checkout (after 10am) without consent.: $75

- Unregistered Guests: $100/ guest or reservation cancelled without refund.

- Deep Cleaning if property excessively dirty and requires additional cleaning: $150

The ring doorbell camera is for the protection of our guests and the property. It is a motion activated camera on the front door.
