La Maison de Yette - CHEILLY-LES-MARANGES

Coming from a historic family of winegrowers established on site since 1830, Fernand & Catherine welcome you to a charming, authentic, 19th-century Burgundian residence, fully restored - a "winegrowers' house" with old-world charm steeped in family history - peacefully located on their family wine estate run using organic farming methods (AOC Maranges Côtes de Beaune / visits & tastings possible under old vaulted cellars dating from 1798). On the edge of the vineyards, in a residential hamlet overlooking the picturesque wine-growing village of Cheilly-les-Maranges, nestled along the Canal du Centre on the borders of the Cosanne & Dheune rivers. Magnificent landscaped setting (protected as a "Natura 2000 Zone" & ZNIEFF for its rich ecosystems), nestled in the heart of the Maranges Valley and its bucolic rolling wine-growing countryside combining vineyard hillsides, wooded meadows, and beautiful wild forests. Spacious, very comfortable cottage. Warm country character blending a contemporary feel with a gentle atmosphere worthy of a "family home," enhanced by the exotic spirit of the place (original fireplace mantels, doors, beams, etc.). Large exposed terrace (completed by a panoramic balcony) opens onto a pleasant 1000m² lawned, wooded, planted, and flowered garden. Composition: Detached house (completely independent) adjoining various buildings (rooms sometimes rented and outbuildings of the neighboring wine estate housing the owners' residence). Wi-Fi (fiber). Gas central heating + fireplace. Ground floor: kitchen, bathroom (shower/toilet), laundry room. Half floor: living room, 3 bedrooms (double bed 160x200cm / single bed 90x200cm / double bed 160x200cm), 1 of which is accessible from the outside and converted into a studio with kitchenette, wood stove, bathroom (shower/WC) & private balcony-terrace. Garden (1000m²) + terrace + balcony-terrace (x 2) + private parking. Bicycle storage. Small shops & mini-market 3.5 km. Amenities & supermarkets 8 km. Stay in the heart of the bucolic Maranges vineyards! A charming and fully restored 19th century winegrower's residence full of character - with a pleasant 1000m² garden - nestled in a peaceful setting on a historic family wine estate run using organic farming methods, in the heart of a picturesque wine-growing village nestled on the banks of the famous Canal du Centre (a navigable route to discover during a boat trip or on foot / two river ports less than 10 km away), 3.5 km from the charming spa town of Santenay (many small shops including a large supermarket and leisure facilities / swimming pool & casino on site) & 8 km from Chagny, renowned for its Sunday morning gourmet market (all amenities including supermarkets on site). Magnificent landscaped setting nestled in the rolling wine-growing countryside (in a protected area in various "Natura 2000 Zones" & ZNIEFF for its rich ecosystems), neighboring the sumptuous Vaux valley ("the little Chalonnaise Switzerland") & the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaise crus, one of the oldest AOCs in France), at the crossroads of the world-renowned vineyards of Couchois, Côtes Chalonnaises, Côtes de Beaune & Hautes Côtes de Beaune, in close proximity to Mont Rome, the highest point in the area at 546m (major climbing site & belvedere renowned for its exceptional view extending from the Saône to the Autunois). Ideally located on the routes of the Romanesque churches circuit, the "Route des Grands Vins" (which extends the illustrious and nearby "Route des Grands Crus" crossing the legendary wine-growing villages of Puligny-Montrachet, Pommard, Meursault, etc.), the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GR7, GR76 & GR137) & several marked hiking trails (to be explored on foot or by mountain bike), 1 km from the Voie Verte du Canal du Centre attached to the EuroVélo6 cycle route as well as the "Tour de Bourgogne à Vélo", 1.5 km from the Voie Verte "du Morvan aux Vignobles" linked to the "Cycloroute71" (Tour de Saône-et-Loire à Vélo), 3.5 km from the Voie Verte "La Voie des Vignes" (36 km route among the vineyards of the grand crus of Burgundy, the most world-renowned) & 8 km from the "Voie des Étangs" cycle route. Ultra-privileged location in the heart of Chalonnais, on the border of Côte d’Or & Pays Beaunois, at the crossroads of Autunois and Morvan (& its Natural Park). 7 km from the renowned prehistoric site of Chassey-le-Camp (listed as a historic monument), 9 km from the medieval wine-growing village of Nolay (lake on site), 9.5 km from the charming medieval village of Couches (home to the sumptuous 13th-century castle of Queen Margaret of Burgundy and the seven menhirs of Epoigny, one of the most important megalithic sites in Burgundy), 21 km from Beaune, 25 km from Chalon-sur-Saône (labeled "Town of Art and History"), 26 km from Le Creusot (renamed the Combes amusement park / Creusot TGV station 25 km away), 35 km from Autun ("Town of Art and History") & 59 km from the famous Gallo-Roman archaeological site of Bibracte, labeled "Grand Site de France".
