Stunningly designed Cottage on a private corner of a historic 108 acre farm. Situated on a scenic bluff overlooking the Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck (to be noted, the walk down the hill is a bit steep and there are 40+ steps to the deck) and floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

The Overlook was the ideal spot for our annual mountain getaway. My family said I really nailed it this year! The cottage was gorgeous and had everything we could possibly need. We loved having so many different spaces, both indoors and outdoors, to unwind and soak in the beauty of the location. The river views were absolutely breathtaking. The setting is peaceful and private, yet still just a short drive from town and the National Park. The house is stocked with books, games, and puzzles, perfect for family time. I can't say enough good things about the house, the location, and our entire experience.

Wonderful spring break getaway

The cabin is beautiful and very well equipped, inside and out. Just an hour away from our home, but felt a world away. Beautiful views and easy access to lots of outdoor activities. Pet friendly too, which is not always the case for nicer properties. Definitely plan to return and check out the other Rolling River Farm properties.

Nice, relaxing stay

Some friends and I rented the house for a few days to get away and we LOVED our stay here. The house was a perfect size and the multiple fire pits, hot tubs, and grill only add to it. Of course being 15 minutes from Shenandoah and located right on the river was amazing. We would definitely stay here again and would recommend it without hesitation! I'm sure we'll be back!

Awesome Getaway

Our family stayed here for a short vacation and loved it. Frank is super responsive, the home is beautiful and well appointed, and the location is fantastic. We enjoyed our morning coffee in the many different outdoor seating areas, walked our dog on the property, swam, fished, and kayaked on the river, and at the end of day sat around one of the two fire pits. Really, really great.

Great place to relax and unwind

We had a wonderful Memorial Day weekend stay at the Overlook Cottage!!!! It is such a relaxing and beautiful location. The cottage is so clean and well furnished, you just need to stock up on groceries before you get there so you don't have to leave!!!! We will definitely be back and recommend this place to anyone looking for a relaxing place to unwind. :)

Sean and Frank were great hosts. Everything we needed was there, including games and comfortable beds. The house is the perfect distance from DC for a quick weekend getaway and the views were amazing. My friends and I hope to make an annual visit. No complaints!

My friends and I stayed here for a long weekend in August. The house was beautiful and the layout made spending time together effortless. We enjoyed the proximity of the local wineries and using the kayaks on the river. The road getting to the house was on the narrow and winding side but we didn't have any issues. Thank you again for a great time, we all agreed we would definitely stay again!

Great Spot!

My wife along with one of our friends and out puppy stayed here for two nights. The house was everything we were looking for. It was very clean, quiet and well equipped. The views are even better in person. If you arrive at night, the drive in can be a little challenging, you do have to drive down dirt/gravel roads to get there and as you would expect those types of roads can get rutted. I would certainly stay there again.

Spectacular Shenandoah Views!

We had a fantastic stay in Shenandoah--the cottage was perfect and we are grateful that we could bring our dog with us. Really felt secluded and away from it all--but everything you might need (e.g., Target, Walmart, restaurants) is just a short drive away. There were multiple different outdoor sitting areas--plus a hot tub and kayaks!--for taking in the beautiful river and mountain views. Easy drive to the National Park and Luray and Skyline Caverns. Owners were very responsive and helpful. Wonderful property--highly recommend!

Incredible place to relax

Wow! Very well appointed cottage with everything we needed for a home away from home. Serene Slice of the Shenandoah River

The house is exactly as listed, beautiful, private, clean and spacious with all the amenities you could want, including kayaks for a relaxing paddle. Grace the property manager was fantastic and responded quickly and concisely to all of our requests and inquiries. Wonderful long weekend

We rented the Overlook for a long weekend with our two boys, and another family rented another house on the same property. We all had a wonderful time enjoying the river views, kayaking, grilling and dining on the patio, and roasting s’mores around the fire. The house was very comfortable and clean and had everything we could want for cooking and enjoying our time. Frank was very responsive to all of our questions and needs. We will absolutely be back!

Great place for a relaxing getaway

Overall this was a great place for a getaway with my husband! The cottage is very well done. It's incredibly clean, well stocked, and the furnishings and supplies are quite nice. The view is absolutely gorgeous and very peaceful. The "downsides" were that a bridge is under construction until late 2025 in the area so it takes longer to get to any stores. The last 5 minutes to the property are complete gravel roads and the very last part is a little steep. It's secluded but there is a house next door. It's not close but you can see it. The outdoor cushions on the patio needed to be replaced; we just put towels over them to sit. The grass needed to be cut. And there were a tremendous number of stink bugs. Given the location being in nature, not sure what could be done about those but there were a lot. It may have just been the season, we were there in late September.

Comfort, beauty, ahhhh

This comfortable cabin is somehow away from it all yet still just 10 minutes from groceries and restaurants. Our family of four (two elementary-age boys) spent most of our time outside either on the property, on Skyline Drive hikes, or at nearby parks. When inside, the large selection of board games kept us entertained, and when it was time for screens the WiFi and internet service easily supported us. The recent-model washer and dryer helped us out and we appreciated that detergent was provided. The kitchen was properly equipped and there were a number of spices available. The only drawback is the road to get there. Rest assured it is mostly paved or reasonable gravel, but the half-mile along the river is single-lane width in parts and riddled with potholes and rocks. We happened to rent a small SUV so it was fine, but be advised — a small car or sedan might not be well-suited for this location. We very much enjoyed our stay and would definitely book again if we visit the area again! Thanks!

Holiday Family Get-away

We found the Overlook when seeking a pet-friendly, well-appointed property to spend the week between Christmas and New Years with our family. With plans for baking, cooking, board games and relaxation this house was absolutely perfect. The kitchen has everything! We all enjoyed the home, vista and property. Every kind of seating you can imagine outside has been thought of--covered porch, open air terrace, expansive deck and rockers on the front porch. The outdoor hot-tub was new, clean, perfect for 3 at a time. We used it every day! When there was an issue with it the property manager responded immediately and it was fixed. We have stayed in a lot of VRBO properties and this by far was the best: Wonderful family who own and manage the property. Truly wanted to make sure we had the best possible experience. The dishwasher stopped working on New Years Eve and before we knew it the owner and his son came and installed a new one so we could keep cooking. WOW! The view of the Shenandoah in the winter was stunning. Light pours in through the abundant windows. We enjoyed two seating areas (upstairs and down) and the gas fireplace that came on with the touch of a switch. We did use the outside firepit and would have used the propane fire pit (it worked) if we hadn't been so cozy inside. The upstairs 36 ft deck is incredible. Beautiful, serene meadow to walk in and only 10 to 15 mins from stores, restaurants and starbucks. 5 stars all the way for a winter getaway.

One of the best vacation cabins we have ever rented!

This was a beautiful property located on the Shenandoah River in the historic Shenandoah Valley. The house was very clean and comfortable with lots of indoor and outdoor space for our party of five. The house was very well equipped with not only plenty of spices for cooking, but ketchup, mustard and salad dressings in the fridge! We enjoyed kayaking and splashing in the river, and visiting Shenandoah National Park as well as the surrounding towns of Front Royal, Winchester and Strasburg and the little longer commute to Washington DC. That being said, there were a few drawbacks. Number one for me is that the pictures make the river look close by. It is not as it is a hike down a steep gravel drive to some steep railroad tie and gravel steps to the upper deck (very nice place to rest) and then more steps down to the dock on the water. I have moderate arthritis in both knees and back, and found the trip down to the dock challenging. The second issue we had (and this is a more personal preference) was the skylights in the upstairs bedrooms. Sure they let in a lot of light, but they also woke our 3 year old granddaughter up at the crack of dawn as well as my daughter. Some blinds that could be pulled down to cover the skylights at night would have been appreciated. Also, and many reviewers have mentioned this, there is a long gravel road to get to the property which does have it's share of potholes and bumps. Overall, our experience was very enjoyable, and I will definitely recommend Overlook Cabin to others!

I want to keep this place a secret

This was my 3rd time renting the Overlook house and it is just as perfect as ever. This time we had 14 friends from DC, so we also rented the Rolling River house - (which is about a 15 min. walk over mowed paths, or a 5 min. drive.) Both places are extremely comfortable, perfectly designed for good "flow," with quality furniture, beds & linens. The porch furniture is insanely comfy, and as it is south facing, you can sit out there (looking out over endless beauty) on a sunny day even in chilly November. The kitchen is well-equipped with quality cookware (we're all now going to buy Kirkland heavy-duty pots and pans!) We did a big dinner together (roast 13 lb. leg of lamb - English roast potatoes, fresh apple crisp) on Sat. night, so we did bring some extra large sheet & roasting pans etc. but there are good-sized pots and pans for usual use. We had a few minor questions (the wrong coffee filters! on no!) and Sean (aka Legolas) responded immediately, driving over with the right ones. (This house needs cone filter, the other needs basket style.) Photos of the views can't possibly capture how it really is. From the living room couch you can see the sun rise and the full moon set at the same time. (Since the vast picture windows are impeccably clean, as is the rest of the house.) A truly perfect escape. You feel completely isolated, but are only 10 min. drive to "civilization." About 20 min. drive to the entrance of Skyline drive - perfect for day hikes. (If you can tear yourself away - which some of us couldn't.)
