Situated on the eastern shore of Seneca Lake, you'll make sunsets the main event of a day filled with swimming or kayaking on the lake, and horseshoes or a nature walk through the shade-filled, seven-acre wooded yard, where early risers can take in the sunrise.

This more than 4,000 square foot ranch-style house offers full lake views throughout the common area, and the cross-ventilation provides a gentle breeze. The cathedral ceilings pull the outside indoors. Curl up on the large sectional sofa, reading a book in front of the ornamental fireplace in the Great Room, which also features a conversation corner at its other end.

The open concept is perfect for the whole house to gather. The kitchen island and dining room area make hosting a buffet-style extravaganza or wine tasting easy. Seat your guests at the dining table for a more formal setting, and the lake and woodland views add romance. Or spread out on the deck and enjoy the setting sun over the lake on warm evenings. The kitchen has everything you need to satisfy your guests from cocktails to dessert. Gourmands will appreciate the six-burner gas stove and convection oven in the spacious open kitchen finished with hardwood floors. Stream your playlist through the Sonos enabled audio in the Great Room (access instructions next to the closet) to set the perfect mood.

The Sun Room is everything its name promises with sunrise and sunset views. All the entertainment you need is right there from the 57-inch screen smart-TV with Roku device, and DVD player, to the game table (perfect for cards or a jigsaw puzzle) and a play area for toddlers.

Access the deck via the Great Room or the Sun Room to stare at the night sky or head down to the lake. The deck will be a focal point at mealtime as you fire up the barbecue grill. It's surrounded by just enough trees to please the sunbathers and shade lovers.

Make your way down to the waterfront and spend the day on the 100-foot-long dock, where you can swim in Seneca Lake—the largest of the Finger Lakes by volume. Settle into one of the Adirondack chairs and take in the breathtaking views as you unwind with a good book or your favorite drink. From the dock you will access the electric boat hoist for your own boat you bring and launch at a nearby boat launch, or one you might rent from a local marina. You can also perch on Sunset Deck, half-way down the steps. It's a great location for watching birds and stargazing. You can also reach the lake via a ramp on the north side of the property. The bottom of the ramp is where you can access the lake for kayaking and, in season, where you will find the four provided kayaks.

During the evening roast marshmallows around the fire pit or relax in the hot tub as the stars emerge overhead and the lights across the lake from Geneva reflect on the water and add to the romance.

Each bedroom has its own smart-TV with Roku device so you can watch local television (Spectrum TV) or stream your favorite content. Five of the rooms have ensuite bathrooms. The two master suites add to the luxury. Each master has a king mattress, a walk-in closet, and lake views. The larger master suite includes a sitting room with a sleeper sofa and an ensuite lux bathroom with 48” x 72” walk-in shower with Bluetooth enabled speaker, soaker tub, heated tile floor, and dimmable lights. The bunk room sleeps three (two bunks, and a twin), so kids can have their own space too. The bunk room also includes a DVD player.

On rainy days, or during colder months after your wine tour, take advantage of the basement rec room. Play pool, ping pong, and foosball or stream a movie in the projection theatre featuring a 122” screen with Dolby surround sound and DVD player. Or send the kids downstairs to play while the adults finish their wine-tasting in the Great Room! A half-bath in the lower level is the perfect addition to this already grand home. You will also find a second refrigerator in this lower level handy for larger groups.

The house sits a quarter mile back from the road, so you have all the advantages of being away coupled with the benefits of easy access to entertainment. And for those of you who telework or need to access work remotely, Lake Effect features geek-approved high-speed internet, so you may discover you do your best work from the deck. Multiple hot-spots through the house, and an external wifi antenna, ensures more than enough bandwidth throughout for streaming media and handling Zoom or other remote video meetings. The large laundry is conveniently located between the common areas and the bedrooms. You're minutes from the Seneca Lake Wine Trail (door-to-door to nearby Zugibe Winery is 1.1 mile), microbreweries, and downtown Geneva is less than 15 minutes away for fine dining, the Finger Lakes Welcome Center, Wegmans grocery store, and the farmer's market.

The garage also houses a level 2 EV charger to help get you charged for your Finger Lakes adventures!

Parties, events and unregistered guests are prohibited. No more than 10 occupants and five vehicles are allowed per Town guidelines.

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants.

1. You will receive an email upon confirmation with a link to our Guest License Agreement which is a copy of our Rental Rules that must be signed and returned within 7 days of receiving.
2. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
3. Homes are not handicap accessible, unless stated in the description.
4. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
5. Homes are not guaranteed allergen-free, even those that do not allow pets.
6. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
7. Outdoor amenities, including furniture, watercraft, and firepit are not available between October 15 - May 15.
8. 2 dogs under 65 lbs each allowed maximum and $100 plus tax non-refundable pet fee applies per dog.
