†Quiet hours begin at 10:00 pm. Please keep noise to a minimum. †This unit is on the 3rd floor. There is NO elevator on the property. †No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage). †No pets are allowed.
The property is located on the third floor. There is a set of entry stairs at the front and rear of the building.
This property is equipped with exterior security cameras for our guests` safety. Cameras are placed in the entry door and hallways. *Thank you in advance for your understanding and compliance with the rules.*
1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): â For reservations of 30 days or longer, a separate cancellation policy applies: â Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. â A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. â No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are a local resident, you must contact us before booking
4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
5. No parties or events allowed
6. Guest must provide us with a valid ID that matches their credit card information
7. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
9. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
10. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
11. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
12. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy
13. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
15. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
16. No pets allowed
17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
18. For your security and protection the property is equipped with an exterior camera
19. Remember to take all your belongings when checking out. Left something? There`s a $75 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
21. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
22. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
23. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
Our host was very responsive and helpful. He answered our questions and checked in with us multiple times before and during our stay. The accommodations were great too.We were there for the St. Jude Marathon. The location was excellent (walkable) for all of the activities and restaurants. We would recommend and stay here again!
Great location. To host was very helpful in letting us know what was in the area as far as places to eat and entertainment. The host replied to our messages within minutes. The stay was great.
This is my second stay at this location but different unit. The location is prime towards walking to Beale Street or other tourist locations. We spent a lot of time walking even though we drove to Memphis for the trip and had a vehicle available for usage. SOB, Slider Inn, and the Arcade are nearby restaurants with great tasting food. The property is clean, well organized, and modern. Great communication from the owners.
We were there for a bridge tournament at Renasant. This place was neat and clean with all amenities in great condition. Hassle free check in, checkout. Loved it!!
We had a wonderful stay in this lovely, rustic space. It was great to have a dedicated parking spot and be within walking distance of FedEx Forum and Beale Street, where all the action is. Tim was fantastic with communication before, during, and after our stay, making everything smooth and stress-free. Highly recommend!
My family enjoyed their stay at this property. Communication with Tim was fast and his instructions were very clear. Parking was a breeze and the property was within walking distance of just about everything you would need during your trip.
We Absolutely loved our time here! It was clean and management was very communicative! We felt at home and there was NO noise from any other vacationers in the building.
It is worth noting that the Main Street is very noisy through the night. We were aware of this before booking. One thing that we were not aware of was that the ambulance/emergency vehicles would use the road all night, sirens blaring.
Again, nothing that the management can do to stop that. It was just a surprise to us. Management did provide sleep masks and ear plugs! It you canât do ear plugs, this will be hard to stay at.
The beds were comfortable! The bathroom and kitchen were nice and everything functioning perfectly. The living space was cute and our daughter thought the couch was excellent for napping/sleeping haha.

We loved our stay and will continue to return to this property. You will always feel safe, the parking is perfect and you will love the location. The noise and city appeal isnât for all but it is for anyone wanting to enjoy the heart of downtown Memphis.
This property was right in the middle of everything we wanted to do while in Memphis. Great food, great culture, and all walking distance. The property is very well decorated and maintained. A property
This property is in a great location and the owners are prompt with their response. However, this place was incredibly dirty and the management did not feel the need to make this right with us. We arrived at the property late the first night then immediately went out to explore Memphis the next day. We didnât notice how dirty the place was until late the next day. Within just an hour of walking around in the unit we all noticed that our feet were covered in dirt, totally black! We tried to deal with this on our own by just wearing socks but those also became gross and black due to the floors. We traveled with 2 young kids and felt gross with them playing/sitting on the floor. Along with the dirty floors, there was a dirt mark on the sheets, the bedroom light didnât work, stains on the living room rug, smudges all over the glasses and dishes, dust and dirt all along the corners of the walls throughout the whole place. The air conditioner was incredibly loud but we had to keep it blowing because the 2 bedroom stayed really warm. It was almost like the ac unit didnât reach the 2 bedrooms. My daughter woke up covered in sweat! Prior to writing this review weâve been in close contact with the management to see if theyâd make this issue right so we didnât need to leave this very real review. Because we didnât report the issue within 2 hours of staying there they said they couldnât validate our concerns. They asked for pictures but still claim our issues are not true. Such a shame!
The property was very nice, convenient and comfortable. I have zero complaints about anything under the control of the property owners. However, the street it is located on has a major street racing problem. Every night we were awaken in the middle of the night by the sounds of street racing and cars making skid mark donuts in the middle of the street.
