Family Beach House with gorgeous sands and exotic natives plants, birds and shallows waters of Gulf of Mexico. Just recently builted last year on the most exclusive beach Zone of Yucatan, with a lot space, on this private property.
A full beach house 4 Bedrooms 5 Bathrooms on two floors. On first floor there are laundry room, one bedroom with bathroom, a second complete bathroom for guest, kitchen with enclosed pantry room, refrigerator, oven-n-stuff, microwave, dining room with sofa, front beach terrace and private pool. On second floor we have three bedrooms, all of them with bathroom and private balcony for a great views. One room itâs a entertainment room with sofa., another room have two double beds, and the Master Suite have king size bed, large bathroom with Jacuzzi and hydro massage for two people, and large private balcony. All second floor room is air conditioner.
The beautiful beach it's protected with sand dunes surrounded from native vegetation, make this incredible postal view of nature, sand and sea.
This property is located a few minutes from downtown Chicxulub Puerto, like 10 minutes on bus, where can find a municipal market and regional seafood restaurants, pharmacy and liquor store, also if you want take any tour We can do the connection with a Certificate Travel Agency for any regional tour like Archeological Zones, Ruta Maya Tours, Eco-tours, City Tour. Several options to live the Yucatan Experience... with a specialist Travel Agency.
The nearest downtown Chicxulub Puerto is located to 7.4 miles, Puerto Progreso to 11.5 miles, and Merida City to 34.5 miles.
Things to do: Beach Walking, Fishing, visit flamingo birds zone at only 4 miles, fish-eating, water sports, visit Chicxulub Puerto, walk on Malecon in Progresso, visit Merida City, Archaeological Zones and Mayan Route, Museums, Mayan Cenotes...

Overall, it was a good stay. The management was very responsive. I should have asked about the lack of hot water, but a cool shower at the beach was fun for me. The bedrooms need better furnishings. Living level was well furnished. Nothing bothered me at such a beautiful location. We will stay there again.
The property was as mentioned on the VRBO site. Close to the beach, pool etc.
Juan was great as he waited until we arrived at 1amâŠwe were supposed to be there at 11:pm. He was very accommodating.
We asked for a few groceries upon arrival, which was great to have a cold beer waiting. LOL
Ran out of water the third day, but Juan immediately sent the water truck over and filled us back up.
Pool was not filtered, my husband cleaned daily, when pool guy did come he did a great job. Once a week.
The grounds could use some daily/weekly maintenanceâŠlots of weeds, burrs, etc.
Many mosquitoes, cockroaches, and antsâŠwhich I guess a given in Mexico.
However the amenities were not that great âŠ.no hair dryer, three non working coffee pots ..one of which we finally got to work. Blender used once and it broke, bed sheets didnât fit the beds.
Washing machine took hours to wash one load of clothesâŠwe bought a clothes line and pegs to dry our clothes.
Knives could use sharpening, basically all kitchen equipment could use an upgradeâŠ
Outdoor furniture was rusted and falling apartâŠone chair completely broke.
Overall we did enjoy staying at Villa Las Tunas II ,
Just requires some TLC and updating.
First the House (we have been there two weeks with 6 adults and a Toddler):
The house is nice, like the pictures show it. It's clean and has plenty of space. Unfortunately the whirlpool was not working, we talked to the owner and he said that he disconnected the motor because it broke a few times and now it's just not available for the guests anymore. (Juan told us he would try to fix it, but didn't).
There were plenty of moskitos!
Eventhough the description of the house says it's kidsfriendly, as you can see on the pictures, the stairs and the outside area aren't safe with a toddler.
The service:
Juan is friendly and very busy. Our stay started of with Juan and us making an appointment and him being late several hours that we spend at the house waiting for him.
Eventhough we reminded him a month before arrival and another time a week befor arrival that we need a highchair and a crisp, none was there when we came. We got the highchair the second day and the bed on the third day (we had to put a lot of pressure on him).
We asked for a hairdryer two days after arrival and never got one.
And Juan offered us hammocks on the first day, we said yes, but he actually brought them 3 days before our 15 days stay ended. And we had to remind him several times.
Good thing: because no guests came the next day, we could stay longer on the day we left.
So all in all the house is as you see it in the pictures, the whirlpool doesn't work (maybe you can ask him upfront if he could reconnect it). A hell lot of moskitos.
Juan is a friendly guy, but his service wasn't worth the money we spend.
This was our first trip to Yucatan and the location was exactly what we expected. We wanted something convenient to Merida and Progreso but far enough out-of-town that we could experience the smaller fishing villages. Villa Las Tunas delivered both. The home location is exactly as pictured and the path to the beach winds through beautiful local flora and fauna - look closely because you're sure to see a gecko scurrying across in front of your feet! Overall the home is as pictured, however if you're a germaphobe or neat freak you might be put off by some details. An overall interior paint job would go a long way to better meeting with the perception given by the online photos, and some deeper cleaning would be helpful. The pool became filled with pollen and bugs which is to be expected, however there wasn't a filter or cleaning system running to keep the pool looking and feeling sanitary. Be prepared to be entertained by local critters; there are flying bugs that the geckos love to eat and you will be sure to hear them (the geckos) singing at night. We had an amazing week exploring Yucatan and Villa Las Tunas was a good home base for us. Big thanks to Jose for being such a great host, being available to answer questions and for arranging our in-home Covid testing; he went above and beyond our expectations.

What a strange name, must be Maya. This place is wonderful. Juan, the owner/manager put my fears of being unable to find the place at rest by sending us several pictures of the street view, which gave us confidence that we would find it. (A prior experience in Tulum where the place we were looking for had no markings at all was still fresh in our minds.)
Juan was always very amenable to all our concerns. I had asked if the place had a toaster oven because we like Mexican baked goods which one needs to refresh if one cannot get them fresh every day, and regular toasters are not suitable for that. The answer was no but when we arrived he had just bought one for us. What a nice surprise!
Juan also always responded very quickly when something was wrong. One day we had no warm water and he came right away to fix the problem. Another day the internet connection was not working. Again, he came right away to take of it.
The big plunge pool was wonderfully refreshing and big enough for swimming when the ocean waves were too high and also because the water in there is only a little bit salty.
The beds are very comfortable unlike many very hard beds one often finds in Mexico.
All in all, we had a wonderful vacation and respite from our cold weather in Kentucky. Thank you Juan!
