The rooms are always clean, the staff if friendly, the room is comfortable. We have stayed here many times, and it is a good value for the price. We never had the breakfast, so I can't give an opinion on that.

Friendly, helpful staff. Clean and quiet room. Comfortable bed. Tub in bathroom was chipped and rusty in a couple of areas, but nothing dangerous. Everything I needed for an overnight work trip. Diner next door was good and relatively easy to walk to, but some safety concerns (e.g., sign blocking sidewalk, beggars followed me across the parking lot).
