This is a very well maintained and restored B&B that is located walking distance to the beach. Our room on the 1st floor had a lot of space and was very clean. There is no staff or housekeeping present at the B&B. Check in is done via directions listed on the front door. There are two other smaller B&B properties adjacent to the main B&B that are owned by the same proprietor. The office is located in one of the smaller properties but most of the time no one is there however if you call the # listed on the door, someone will answer. I would recommend this B&B, it’s very well kept and the rooms are nice and the location is great, They just have to be more informative with their check in policy, like texting or emailing check in instructions to customers.

There were multiple properties at this site. It was confusing bc we didn't actually stay in the Old Orchard Beach Inn. Some beds were comfy, but 1 was not with my daughter feeling springs in her back. I stayed at a B&B so my grown kids would get to experience one hoping for a much more personal experience ...a warm greeting, more personal and good breakfast. They did not. The breakfast was cold (even tho an attempt was made through warmers) and left out to serve yourself. Items weren't refilled even tho 8 or 9 of us came down to the dining area. It was the last 30 minutes of serving. Walk to the beach was closer to a 10 minute stroll.

I’ll start off with the good, it was in a very convenient spot and easy to get anywhere you want on old orchard beach. I liked the idea of the historic idea of the buildings. The negative, it was very unclear where the office was for the particular building we were in, the breakfast was hard to find with no direction or map of where it could be, the breakfast was mediocre at best. The room at peeling wall paper and the air vent was loud and could not turn it down. The shower curtain was black at the bottom and very dusty under the bed. Only reason for 3 stars was parking was good and very convenient to get where you wanted.

We checked in after hours. Key was left for us where they said it would be, but the information regarding the building room was confusing. It would be very beneficial to include a map showing where every building is, as the "Building #20, Room 6" does not really help, especially late in the evening. Room was clean, but there were some items in the fridge left over by the previous occupant which means the cleaning procedure was not exactly followed as it should be. Breakfast was ok, but start time at 8:30 was a surprise, but we worked around that small inconvenience.

How cool to stay in this old inn, on the National Register of Historic Places. The history of the inn, and of Old Orchard Beach, is very interesting. Our room was comfortable, the A/C worked well. Common space with TV, books and puzzles. Breakfast was GREAT! Hot potatoes, eggs, sausages, as well as bagels and cereal. Great coffee shop nearby. Beach is a 5 minute walk. We would definitely stay there again.

The room was fine. The building is quite old, and feels like you're at your grandma's house. A little bit of a hassle to have to check in two buildings away, and the front door of our building wouldn't come open.

The room was clean, and had everything we needed, but the beds were not in great condition and the blankets & bed spreads looked about 15 yrs, old. We also never saw any staff at the front desk in the 2 days that we were there. We arrived late, and another guest helped us get into the building. The location was good & the parking was great.

The Old Orchard Beach Inn, located @ Old Orchard Beach, ME., is a far cry from the Expedia listing which entices a prospective lodger, with the charm and nuance of a very old and historic B&B structure with beautiful appointments in each room and an elevated experience. The home advertised for lodging is NOT where you will stay, as it is unavailable. We were directed to stay in an adjacent B&B home, beautiful, but old dead hanging baskets on veranda porch, a room, although beautifully appointed with timeless antiques, provided no air conditioning as advertised in available amenities, a ceiling fan without a blade, (which we requested to be fixed, and never was) as the room was very warm, even at night and a large gash in the window screen adjacent to the bed. Other items to note...A bed with a mattress as hard a brick, and one dual access room key, which also gained you front door entry, and on 2 different occasions, got stuck in the outside entry lock, once, late at night, and we struggled to eventually get it to engage and open to obtain access to our room. The B&B is on main street and extremely noisy even late at night.. many motorcycles revved down the street late night as we were close to beach main drag. We did not partake of the breakfast option, as the room for dining was extremely small and stuffy.. and when my husband went down to get coffee, none was available. All in All... this B&B falls far short of what Expedia advertised and would Not Recommend.

The fan blades and picture frames were covered in dust, which we had to clean ourselves. A washcloth left by a previous guest was still hanging on the shower curtain rod. It took forever to find out where the office to register was. The breakfast was mediocre and repetitive, and nobody informed us of the start time. Both windows in our room had holes in their screens. The place needs repairs.

Check-in was very confusing as to which place we were supposed to be. There was no air conditioning in our room and it was quite warm the first day we got there. After that it cooled down so it wasn’t needed. In addition, we thought we were getting a room at the actual old Orchard Beach Inn, but we were actually next-door and another house and it was called Atlantic birches Inn. The bathtub/shower in our room was an old-fashioned tub that was hard to get in and out of. The room was very small. you cannot sit on the bed with your back against the headboard because the ceiling slants and was too low. There’s only one chair in the room. The Wi-Fi was very sporadic couldn’t get it to work with the TV. Finally had to call the service in to fixes and they put us on a different Wi-Fi.

Property is advertised as Old Orchard Inn. In reality it is multiple buildings with other guest house names. We were placed in an adjacent property. Room is tiny. Our room had multiple slanted ceilings. Needed extra caution getting out of bed.Room is best suited for one person not two. Occupant needs to be no taller than 5’.

Then property has lots of potential but is not properly operated: it needs a more professional staff, and better maintenance all around. The breakfast offer is of poor quality same as generally found in low grade chains. Old Orchard is quaint and pretty, though.
