When you're done basking in the sun or watching dolphins frolic, retire to Boardwalk 900 and unwind. This one bedroom, one bathroom hideaway sleeps up to two and features a comfy king size bed, a wet bar with a refrigerator and microwave, a flat screen TV plus a bathroom boasting a romantic garden tub. A balcony off of the bedroom completes the package and affords angled views of the sparkling sea.

Parking & Resort Registration:
Boardwalk requires all guests to pre-register prior to arrival. A registration link will be sent to you closer to your check-in date to complete this process. Parking passes are $50 plus applicable taxes and include up to two (2) passes per reservation. In addition, resort-issued armbands are required for all guests and are $6 plus applicable taxes per person.

Was great until the last day

First I want to say the unit we stayed in was very nice a clean. We had an amazing stay until or last day. On our last day an incident happened that was a huge invasion of privacy. We spent an amazing day at the beach then went to the room to shower before dinner. I got out of shower, put a towels around me, and went to the kitchen area. While in the kitchen, two maintenance men unlocked our door and came into the condo. I was instantly startled and mortified because the towel didn’t completely cover everything. They said they were there to change the lock code. I instantly ran to get my boyfriend and he had them leave. After everything settled down, we went down to talk to the manager. She did apologize and said I should have received a phone call or text. I did not receive any messages alerting us that the code would be changed. She then told me they have a “3 knock” policy and their people are allowed to enter any unit after they knock 3 times. I don’t know if this is just a policy for The Boardwalk or all Emerald Coast properties. However, there are many things people can be doing that doesn’t slow them to hear 3 knocks
such as showering. I’ve have communicated my concerns with the manager through email, but she has stopped responding. I just think this was a huge invasion of our privacy and there was no need to change the code until our checkout date. I will say we have previously stayed at Emerald Coast properties on numerous occasions and nothing like this has happened

PCB 2020

We had a great time here! The condo was incredibly clean. All the restaurants and anything to do was just minutes away. The view of the beach was awesome! Beach and pool was very easily accessible. Would highly recommend this condo!

Nicely decorated but very small

We arrived at 4.20pm for a check-in time at 4.00pm and the girl at the Royal American welcome center said our room was not ready yet and that they will call us closer to 5pm to give us our door code. I told her check-in was at 4.00pm and her answer was " it begins" at 4.00pm. It it very disappointing that we had to drive around until 5pm and wait for a call upon arrival. We live 6 hours away from Panama City Beach! I gave 2 stars because the studio is nicely decorated, the freebies and the ocean view but there were several issues that need to be fixed: #1 the mini fridge's top section is a freezer that is open( no lid) and the fridge froze all our food, even our toddler's milk. We even put it all on the lowest shelf. #2 the kitchen counter is way too small. #3 the bathroom has no A/C or any kind of air coming in , it was way too hot in there. #4 the shower's silicone seals need to be replaced, it is full of mold and the shower looks dirty. Also, the shower door lets water out. #5 there were 3 of us and only 4 towels for a 5 night stay. There should be at least 10-15 towels total for everyone to shower each day. # 6 The Wi-fi username/password provided at the check- in sheet was not accurate and did not work and Royal American said a technician would call us back but they never did. #7 The check-out information provided to us on sheet was not accurate. The girl told us we had to return the sauna key cards and wristbands to the welcome center. When we arrived to return them, another girl said they don't need it and basically didn't even want to take them. The overall Royal American service was not good at all. #8 The toaster needs to be replaced. It toasts only on 1 side in each slot. #9 The description says there is a dining area but there was nowhere to sit and eat. #10 The mattress was very uncomfortable , since it's memory foam and way too soft. The price per night was very high considering all the issues. It was just not convenient.

Condo great, management company needs improvement!

If I owned this condo, I would be searching for another organization to manage the property. It will ultimately reduce the rental income of the condo. My husband and I will never stay at a resort managed by this organization again. Here's why: We had trouble with the TV working properly every day of our stay. The management organization made the situation more complex, I ended up dealing directly with the cable company to resolve the issue. Not being able to get clean towels is completely unacceptable, there were not enough for each day of our stay. Returning used pool bands and key cards (never needed, keypad lock which we figured out on our own by a number randomly appearing on our welcome folder) is totally ridiculous. The condo was tastefully decorated and met our needs, but sorry we won't rent again with this organization managing the property or any other.
