This little gem of a cottage is tucked away in a rural hamlet near Petersfield. Offering two bedrooms (one king and one triple) and accommodating 5 guests plus two dogs, it is a great base for a family adventure. The fully fitted kitchen has an extendable dining table for plenty of cooking and eating space, and the central sitting room is furnished with leather sofas, a log burner and Smart TV. Bedroom One is accessed by four stairs down, offering a king size bed and views over the garden. Next door, the new bathroom has a large shower. Upstairs, the first floor features a huge triple bedroom with a study desk/workspace, and views across the paddocks and the rest of the smallholding.
Outside, the large open garden is flanked by paddocks, stables and small fields home to horses, goats, pigs and sheep. In spring there is a good chance of seeing newborn lambs frolicking, with the surrounding private woodland filled with bluebells.

Within easy reach you can visit Uppark House, Queen Elizabeth Country Park, Portsmouth Historic Dockyard, Midhurst, Petworth and Chichester.

- This property has a security deposit of GBP200 which is a condition of booking, we will contact you after booking to arrange.
- Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis.
- Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking.
- Accessibility: one step (20cm) over the front door thresholds. Bedroom One is on the lower ground floor with four steps down into the room (with handrail). Bathroom (ground floor): walk-in shower room with 10cm lip into shower. Standard staircase (with banister) to the first floor and Bedroom Two. Other internal floors are even and level, with no internal steps. This is intended as a guide only and accuracy is not guaranteed, please contact us if you need more info. Measurements are approx.

- The track to access the property from the main road is well maintained, however it is unmade and undulating and may not be suitable for low-slung cars. Please check with us if unsure.
- The garden is open to the rest of the ownersâ smallholding. This includes a couple of residential homes, stables, fields and paddocks. While the surroundings are generally safe, some fields have electric fences, animals may nip if fingers are offered to them, there is a pond in the woods, and there may be some machinery around, so please ensure children are supervised and dogs are kept under control.
- Free private parking on the driveway next to the house, with space for 2 cars.
- One infant up to age 2 is welcome in addition to the total guest capacity of this property. 1 baby/travel cot (please bring bedding) and 1 highchair are available on request.
