Villa Leone and The Waves Sint Maarten is located on Guana Bay in St. Maarten, Netherlands Antilles. The area surrounding the villa is nestled between the foot of a large hill and the beautiful Atlantic Ocean. We are 3-1/2 hours from New York and 3 hours from Miami. Both Jet Blue and American Airlines service the island. We are on the Dutch side of the island, 25 minutes from Juliana Airport and 15 minutes from Downtown Philipsburg. Philipsburg has shopping, fine restaurants, medium and expensively priced. This is where the cruise ships dock. We are on the tradewind, or windward side, which offers great winds 12 months a year. We are 25 minutes from Marigot, the capitol of the French side, and 20 minutes from Grand Case where many of the finest restaurants are located.
Golden Eagle Round The Island Cruise: This usually leaves only on Friday but is a must do! You will spend the whole day on a 65' catamaran and have open bar, visit Tintamarre Island, snorkel at two locations and stop for a sit down lunch in Grand Case, the culinary capital of the Caribbean on the French Side. You should not miss this adventure!

Saturday
Upon arrival, pick up your rental car and stop at Carrefour on the way to the villa to do a light shopping.
Drive to the villa, unpack and relax by the pool or on the oceanfront deck.
Have lunch at the Greenhouse and walk around the boardwalk to shop and take in the sights along the beach. You can also see all the cruise ships.
Head back to the villa to relax at the pool.
In the evening, drive to Simpson Bay and have a nice dinner at Avantika; Fantastic Thai Cuisine!
Sunday
Have breakfast at Chesterfield's in Philipsburg; a 10 minute drive. This restaurant is set directly on Bobby's Marina with fantastic water views. After breakfast, do a loop of the island to get a feel for what you may be interested in seeing during your stay. I recommend stops at Friar's Bay Beach as well as Marigot during your island loop. An afternoon stop at The Sunset Beach Bar near the airport is also nice. You can watch the large jumbo jets land just feet in front of you! You will be tired after your long day circling the island, so, go back to Guana Bay for cocktails on your oceanfront patio.
If you are tired of driving, take a short drive to Philipsburg to dine at Holland House in Front St. I usually pull up and park on the sidewalk across the street from the entrance on Front St
Monday
After breakfast on the oceanfront patio, take a walk next door to explore Gibbs Bay Beach and then cross back by The Waves and walk down to Guana Bay Beach. There is a trail head at the end of Guana Bay Beach that will take you along the oceanfront into Philipsburg. Do not go up the hill. The trail goes towards the ocean. If you are hikers, this would be a great way to spend the morning. At night, a drive to Simpson Bay for dinner at Izi for Italian food is always delicious. After dinner, across the road and down a bit at the marina is The Pub great live music and a fun crowd. If you want to try somewhere after The Pub, go up the hill to the Red Piano in Simpson Bay Resorts. It also has great live music until 11pm followed by a DJ.
Tuesday
If you like to snorkel, on day 1 or 2, make a reservation on one of the catamarans that go out of Bobby's Marina. Breakfast at Chesterfield's again. It's right near where the boats leave from Bobby's Marina.They have all day sails that have open bar, lunch and snorkeling at two or three spots. A great day! There are also catamarans that leave out of Simpson Bay. Lambada is a fun cat! At night, if you have any energy left, dinner and drinks at the Greenhouse; also near Bobby's Marina, is a good choice.
Wednesday
After breakfast on the patio, drive into Philipsburg, park at the lot across from Windward Islands Bank or better yet, the large lot along the Salt Pond on the main road going along the edge of town and spend the morning walking along Front Street shopping and along the waterfront Boardwalk. The shopping for jewelry and electronics is very fun and can result in a great deal for the educated consumer. One stop that I recommend is the Guavaberry store. Their shakes are delicious and thirst quenching. For lunch try Talula Mangoes on the Boardwalk. Also, be sure to stop by the smallest bar in the world; Juggies Place.
At night, try Le Moulin Foo in Maho if you like French Cuisine. Be sure to make a reservation though. They are always packed!
Thursday
One day on the French Side can be a nice experience. In the morning, you can drive to Marigot, park and walk around the town. There is a nice hilltop fort to visit. Be prepared to pay for everything in Euros on this side of the island. You can even hop on the ferry and go to Anguilla; a 20 minute ferry ride. There are nice beaches there and you can chalk off another island. You will need to take your passport to go to Anguilla. At night, Bamboo House has a great show at 8pm. They are known for their great Sushi. Be sure to make a reservation! This is the most popular night. The restaurant sits on a hill that overlooks the airport runway with beautiful night views.
Friday
A visit to Orient Beach on the French Side is a possibility for today. You can turn right at where the road from Guana Bay intersects the main road and continue north to Orient Beach. The beach is divided into nude and bathing suits required. The decision is yours!
At night, continue on to Grand Case. This is a small town on the French Side that is home to a few exquisite French restaurants. Dinner can be pricey but the experience can be unforgettable! If you decide to eat closer to Villa Leone, Big Fish is a great choice in Oyster Pond.
You can then return to your favorite nightspot to finish off your week on this very fun island.
We had an amazing stay at Villa Leone - Frank was very responsivle and answered questions quickly. The property overlooks the ocean and the view and breeze is amazing. The villa had everything we needed for our stay - tons of towels and everything was very tidy.The pool was lovely - spent mornings there before we headed out to explore the beaches. Definitely need a car to get around - we were glad we had one to go exploring. Would highly recommend!
Our stay was great as always, the house has everything needed to cook most meals and with the beach being so close this location has everything we are looking for in our stay. Thanks Frank for another great visit to the island
We really enjoyed our time at the house. It was quiet and peaceful, with a constant breeze through the house. Frank was very attentive with our questions. There was issues with the WiFi and they went above and beyond to address it. We will stay here again.

Owners friend stayed in the unit underneath us and used the neighboring apt. complex to park his car. New stove not properly installed. Max, the handyman discovered a crimped plastic gas line. New dishwasher never worked properly. May have something to do with water pressure which fluctuates 50-70% if someone else in the villa using it - or even the unit below us using their DW or shower.Drainage poor throughout the unit - Pipes gurgled day and night indicating poorly vented and clogged P valves (or U-traps).Day 1, Max indicated a small drip under kitchen sink, 8-10 days later reported terrible odor coming from this area. Days later hot water line blew open, spewing hot water all over the kitchen. Max fixed the next day. No reading lamps in the bedrooms.Ugly:When privately told of our experience and concerns, Owner threatened to contact VRBO and falsely accuse us of unfounded charges. What a shame.This property is a Works in Progress
Property was in "rough" shape with rubble & trash around, supposedly due to Hurricane Irma (7 years ago) but in 4 days workmen replaced walls around pool.
Casa Leone is a little private paradise. The view of St. Barts and Guana bay are the best. The property is very private even though your neighbors and the pool are only a few steps away. The accommodations are not perfect having weathered numerous hurricanes and the relentless wind and tide, but they are well cared for and perfectly functional. We appreciated the brand new A/C units, dual bathrooms, and an additional bedroom suit that would easily accommodate another couple or a small family if need be. There is a short walk to a 1/2 mile beach that is very private. Additionally there is a great hiking trail at the end that has great views of Back and Pelican bays. There are two very sweet dogs that were eager to accompany you on beach walks and greeted us when we returned in the evening. We enjoyed a quiet vacation with Philipsburg, shopping and great restaurants just two miles away. We would definitely recommend this property to family and friends.
This was our most peaceful and relaxed vacation ever! Frank, the Villa owner, was very accommodating and responded to all of our needs immediately. The view from our balcony and the pool was breathtaking. The people in the surrounding Villas that made up this little community were warm and friendly. We made many new friends during our 6 week visit and definitely intend to return next winter. There are so many things to see, places to dine, and adventures to be had on this island, that we canât wait for our return next year!
My wife and I and our adult daughter spent a week here. The island was great. We rented a car and explored both the French and Dutch side. The house was a perfect place to base ourselves from. The ocean deck is the highlight where we enjoyed breakfast and evenings listening to the ocean. Frank is a great and responsive host. When we got there the charcoal grill needed to be replace and a new one showed up the next day. The neighborhood is quiet and a little bit off the beaten path and we enjoyed walking over to the beach as well. If you enjoy listening to the sound of the ocean this is the place for you.
Our stay at Villa Leone was good. Frank was very attentive and responsive to us at all times. Place has a very nice setting at oceanside. Area is very quiet/residential and a car is needed. Good point to use as a launching place to visit the rest of the island.
Posting pictures are accurate, however place does require some upkeep and upgrades. We found it to be a little run down.
Perfect for us, we actually closed up the second floor and only needed the first level. Villa has the basic necessities for independent travelers, provides great base station to go out and venture and return to a comfy place. We did not find an outside barby but made do with the inside gas stove/oven (we like to grill). We also didn't have access to laundry. Great location, 15min to Phillipsburg/Divi and 30 to 45min to the most Northern and Western aspects of Island. The pool is clean and inviting.
We had an amazing time at the Villa. Hearing the waves crashing every night and watching the sunrise every morning truly wonderful. The evenings are quite special on the bay. It was very quiet and peaceful and a great place to get away from it all.
We have been coming to Guana Bay since 2009 but the condo we always rented was destroyed in by Irma. Fortunately Villa Leone survived & we stayed there. Condo was great - right on the ocean & fully supplied
This home is perfect for 4 people. (2BR-2Baths). The patio is roomy and literally right on top of the ocean. You cannot really swim in front of the house, but the views are spectacular. You can walk down to the sandy beach which is not too far away. This home is well-equipped and the decor is very nice. The pictures are accurate. Frank, the owner, was great to work with. SXM got hit with the most horrific hurricane in 2017. The recovery process is still ongoing all over the island. We would not go anywhere else in the Caribbean. The people are very friendly and the food is fabulous. "Big Fish" is one of our favorite restaurants in Oyster Pond, not far from the house. If you cross over the boarder to the French side, try "Bread & Butter" for bakery items, wine, cold food items, etc.
L'Oasis is right next door to Bread & Butter.... another great restaurant. You can try anything from pizza to fois gras.

The property is in the most amazing location and we were so fortunate to watch the Heineken Sailing Regatta from our patio or from the pool on the property. This is ideal spot for two couples and you won't be disappointed. Thank you Frank.
My wife and I stayed here for 2 weeks and really enjoyed our time here. The property is away from the commotion of tourist and we found it easy to slip into vacation mode. The kitchen was well equipped with everything we could ask for, as we eat most meals in and prefer to make drinks and head to the beach or pool. I plan to stay here again and have already recommended the place to several people.
We spent 4 weeks here and it was perfection. Each day started on the oceanfront deck (canât get closer to the ocean!) with magical sunrises. Honestly the most amazing sunrises. And then a swim in the well maintained pool. We had the benefit of a full moon over the ocean one night as well. The Villa is clean, bed comfortable, plenty of towels and kitchen well stocked with everything we needed for a long stay. Frank was super responsive to any needs or questions we had. And Max was close by if we needed anything. We rented a car and explored every inch of the island. The Villa atmosphere was tranquil, quiet and serene. We hiked across Guana Bay Beach each morning to go on a gorgeous maintained trail next to the ocean. We went to many of the different beaches on both the Dutch and French sides of the island. We are filled with gratitude to have experienced Villa Leone and its magic! Thank you Frank!
We had stayed at Frank's villa many years ago and with the hurricane we knew it would not be the same.The main issues we had were that the stove gas supply had not been turned on, but wasn't a big issue as we always eat out.
The hurricane doors were still screwed up tight upstairs so windows couldn't be open. The A/C in the upstairs quit on the 3rd day but will say Frank acted fast to having it repaired.
Frank was fair in dealing with the rental and the repairs as stated.
I would reccommend his villa
Our stay at Villa Leone was relaxing and enjoyable. The hurricane has indeed damaged much of the accommodation on the island and we appreciate the effort that Frank has made to make the villa habitable while many of the other villa in the resort remain damaged. The beds were comfortable and the AC worked beautifully. The view is spectacular with strong winds daily on the oceanfront deck and the hot tub was used daily. Frank was attentive and emailed us several times to make sure all was in working order and that we were happy. Guana Bay is an easy drive to Phillipsburg 10 min, oyster pond 10 min, Orient Beach 20 min,and Simpsons Bay 20 min depending on traffic. We found nice restaurants for dinners and enjoyed breakfast on the deck with lounge chairs for reading in the sun. the beach had tremendous waves for body surfing and a safe sandy bottom. We had 5 "clean" days and then the prevailing winds deposited weeds to makes swimming less desirable. No problem because there are many beaches available only a short drive away. This villa is great for a quiet "get away from it all" vacation with the option to visit all that St Maarten has to offer with just a short drive. A rental car is a must. We would rent this villa again
We stayed at Villa Leone for 8 days. We loved the view of the ocean and the sound of the crashing waves. While there were still signs of construction, it was by far the nicest/most recovered villa in the immediate area. Frankâs notes/suggestions on the things to do, items to eat, and places to visit was extremely helpful. Thanks again!
