You have access to the main house.
The only thing off limits is the master closet and the kitchenette closets as we use those for storage.

We are located in the Five Points Area which is close to all of the sights of downtown San Antonio.If our neighboring houses look a bit rough around the edges, know this is a up and coming neighborhood. Like all major cities, homelessness is a problem.

We are located close to a freeway underpass that will put you right near the Riverwalk. While the area is relatively safe, please do not leave valuables in your car.

Our Rules:
-No Parties. Events are allowed if disclosed
-No pets
-No smoking or vaping on the property
-Do not move amenities, furniture, TVs, or decor
-Do not disconnect wifi or sensors
-Do not leave the fire pit or grill unattended when lit.
-Please be kind to our bathrooms by only disposing of tissue paper
-If you are having daytime guests who aren't staying, please let us know ahead of time
-Note that additional guests beyond what is disclosed are subject to a $125 per person per night fee. We have Ring cameras in the front of the house to monitor guest count.
-If there is a noise complaint, we will charge you what the city charges us $500. We have a sound meter in the dining room/kitchen to help us help you not hit those levels
-Missing or damaged furniture or amenities (speakers, towels or games) may be charged
-Please remove your trash and wash your dishes. Our cleaning crew is only responsible for bedding and general cleanliness of the space

Cowboy Pool Waiver and Usage Agreement
Guests who wish to utilize the cowboy pool, which doubles as a cold plunge and hot soak (up to 104°F), must agree to the following terms:
1. Assumption of Risk: By using the cowboy pool, all guests acknowledge and accept the inherent risks involved, including but not limited to slips, falls, burns, dehydration, or any other injuries. Guests assume full responsibility for their safety and the safety of all members of their party, including minors.

2. Heating the Cowboy Pool:
• Heating the pool to a hot soak temperature (up to 104°F) is available for an additional fee of $50 per day.
• Important Notice: Heating requires 4-8 hours of preparation time. Guests must notify us at least one day in advance if they wish to have the pool heated.

3. Pool Rules and Safety Guidelines:
• The pool is not monitored by a lifeguard.
• Use of the pool is at your own risk.
• No diving, running, or roughhousing in or around the pool.
• Children under the age of 14 must be supervised by an adult at all times.
• Guests with certain medical conditions (e.g., heart conditions, pregnancy, high blood pressure) should consult with a doctor before using the hot soak.
• Alcohol consumption in or near the pool is strongly discouraged for safety reasons.

4. Indemnification:
By utilizing the cowboy pool, guests agree to release, indemnify, and hold harmless the property owners, hosts, and managers from any and all claims, damages, or liabilities arising from the use of the pool.

5. Damage or Misuse:
Any damage to the cowboy pool or its equipment caused by misuse or negligence will be the responsibility of the guest and may result in additional charges.

By booking this property, you acknowledge that you have read, understood, and agreed to the terms of this waiver.
